Yes really - another Houston pool!

I would definitely lose the sun shelf and widen the pool as much as possible. 7' width is a bigger deal breaker than not having a sun shelf for a home buyer for sure. I hate to say this, but if you have 5% chance of selling the house in the future, I recommend you give up the lap pool, but create a sport pool with the spa at the end of the pool in front of the outdoor kitchen/patio. That way, you get a nice rectangular sport pool with an acceptable width.

As you know my backyard is 70' and my pool + spa is 40'. Now that I am working on the landscapes along the fences, I wish pool was slightly smaller...

EDIT: I just read that 40' swimming lane is a must... Then, how about taking out the spa and sun deck? It's going to save you $7000~$9000, and your pool design will be more acceptable for the future home buyers.

It's not a pool, but the house next to mine has some "interesting" interior design/layout choices made by the original owner. It didn't sell for two years... until they recently slashed the price VERY significantly compared to comps... There are plenty of home supplies in Southwest Katy area, so buyers are pickier for sure... If this is not your forever home, I strongly suggest you take these into consideration... Just my $0.02.

We are going with the no shelf design. We looked at some designs with the spa at the narrow end behind the patio but it just didn’t have the feel we wanted. And we can’t do without the spa!

I know that we may have some issues down the line with selling it, but hopefully that’s a long way off. Our house does have other things going for it, that may help to offset that. And homes with pools in our price bracket are very few and far between in our particular neighborhood. Our plan is to get our moneys worth of enjoyment from it, and not worry too much about recouping any of it down the line!

I need some help picking tile - here’s what we have so far:

Waterline tile NPT Coral Blue
Coping Keystone Tile Antico Onyx

Originally we selected the 2x2 Equinox multicolor for the outside of the spa, and Noble Tile Sparkle Black for the spillway and inside waterline, but after looking at the Sparkle Black online I don’t think it works.

I love the 1x2 tiles on the spas that have been posted recently, I’m thinking maybe to do all the spa tile in the 1x2 Equinox Muliticolor. But I’m nervous that it might be too dark!

Not sure if you’ve already signed off on the design or not. We also have a relatively small space to work with. Ultimately we decided to go with a Fastlane current generator b/c it wasn’t feasible to have a long swim lane without an awkward layout. We also looked into swim harnesses, which are a whole lot cheaper than a current generator. Something to consider if you’re open to alternatives to swim lane.
 
Have you considered switching the position of the spa and the steps? It seems like it would solve the sightline issue, make the pool seem larger, and keep the seating area more central/closer to the existing patio/door.
 
We didn’t like how the shape looked with the spa at the end, the way the pool just moved out by the patio didn’t make sense. And we plan to use the spa as much as possible outside of swim season so we wanted it close to the house.

I dont think we really even considered a swim jet. Too expensive for us and just not really what we wanted. We really like the modern geometric look of the 40’ lane too.
 
Well after getting HOA approval earlier this month in record time (1 week!), we are in the last stages of getting our loan in place and had the utilities marked out this week. PB came by to do the layout yesterday, so now we’re just waiting for our gas line to be moved so they can schedule excavation.

Congrats! It’s a big day! Hope the weather holds up for your build to get rolling and mine to finish up. But as you know, our weather is crazy.....40-today, 75-tomorrow. Plus the rain just can seem to stay away for a few weeks. Good luck!

Have you picked out everything? I like what you were thinking. The one thing I would do is ask for the tile to be dropped off early so you can go through the boxes. Some of the tiles will be oh so pretty so you will want to use them where eye falls when you walk out to the pool. Then there will be the ugly ones! You will want to hide those so they do not get used for anything except for cutting to fit in the skimmer or not at all. LOL

How did the dig go? Have you gone out with your plans to measure it? If not then do so now as this is the time to check for size and placement. Add about 8" for the steel, gunite, and plaster.

Thanks Kim, we ended up going with the 1x2 tile, and silver travertine coping. I will ask about the tile being delivered early.

They finished this afternoon. Have not been out to measure yet but I saw them checking it before they left, the supervisor was here too. They left a copy of their plans here so I snuck those inside to get a good scan of them. Our PB actually does 12” gunite so I have to make sure I’m adding 12” rather than 8”.

Tomorrow steel, Thursday plumbing, Friday gunite. And then a lovely rainy weekend which is perfect timing.
 
Let’s just say that sitting inside listening to little bits of gunite bounce off your windows isn’t for the faint of heart :?

Theyre trying to finish up today but will probably be back in the morning to finish up.
