I would definitely lose the sun shelf and widen the pool as much as possible. 7' width is a bigger deal breaker than not having a sun shelf for a home buyer for sure. I hate to say this, but if you have 5% chance of selling the house in the future, I recommend you give up the lap pool, but create a sport pool with the spa at the end of the pool in front of the outdoor kitchen/patio. That way, you get a nice rectangular sport pool with an acceptable width.
As you know my backyard is 70' and my pool + spa is 40'. Now that I am working on the landscapes along the fences, I wish pool was slightly smaller...
EDIT: I just read that 40' swimming lane is a must... Then, how about taking out the spa and sun deck? It's going to save you $7000~$9000, and your pool design will be more acceptable for the future home buyers.
It's not a pool, but the house next to mine has some "interesting" interior design/layout choices made by the original owner. It didn't sell for two years... until they recently slashed the price VERY significantly compared to comps... There are plenty of home supplies in Southwest Katy area, so buyers are pickier for sure... If this is not your forever home, I strongly suggest you take these into consideration... Just my $0.02.
