So I have been getting PM's about doing a OB and what it would cost so I figured I would share exactly where I'm at and what my bids are for each phase. I must say though that I would not have been able to do this without a few members that have been VERY helpful and have even taken calls, emails, and face to face visits. So I cannot take any credit for my progress. Quing guy, northwest Vegas, daddy Mack, beach head, imaz, and bdavis ( he's the only one not located in Vegas). The rest of the members here have been extremely helpful, patient , and supportiv as well as you have seen if you have read through my thread.
So below are my bids for each part of my project so you can have an idea of what things cost in the VEGAS area also feel free to reach out to me or any of the people I mentioned if your in the Vegas area. Just as a side note the price I'm going to display are BEFORE negotiations or asking for cash prices so you can potentially get your price down by asking the right questions. Also if I list a range of prices it's because I got more than 1 bid from different companies
1. The dig- $4700-$5200
2. Electrical -$2150-$2350
3. Plumbing- $3200 ( this included spa jets, auto full, main drain, etc) I also have long runs. I was quoted $4500 if I did infloor cleaners
4. Steel - $1800-$2050 ( I'm going over 6ft so it requires more steel)
5. Shotcrete- $7300-$7900.'this is 4500psi
6. Tile- $2100 with labor and materials. Now I will say this can vary GREATLY depending what you do. We ended up going with a stone spa spillway, ledger stone on our raised BB and glass marker tiles so my cost went up.
7. Decking. $5-$6.50 sq ft for kool deck and $7-$8 sq ft for pavers and upwards of $10 sqft for travertine. I will say that depending on how much decking you have (the larger the better deal) and how diligent you shop around you can find deals a lot better. We have just shy of 1000sqft
8. Equipment. 5k to 10k. This also depends on size of pool, if your going to heat it, automation, amount of pumps you
9. Pool finish. $2500-$5k. This depends on size of your pool and if your going to do plaster or take it up to mini pebble etc

As for us we found one of our subs who is a licensed contractor who has done plenty of work for members here and is currently building a pool for my new buddy. He gave us a deal to good to pass up so we are going to use him and we start digging on Friday(I will say that getting bids and doing all the research gave me the advantage when we went to the table to talk price).I will still be out there managing my project but it works out perfect for me since work is a little busy ( not complaining since it will pay for some of my bling) and I can let a expert handle the little thing and follow up with any concerns I have with him after I get feedback from my friends on TFP.
