Hi,
Looking for some feedback on the pool specs given by my builder. I am a newbie. Anything I should change, add, drop? Appreciate your feedback. Thank you

SECTION 1OOL CONSTRUCTION GENERAL
SPECIFICATIONS
Pool type: Custom
Perimeter: 107' 11''
Gallons: 16,975
Pool spa:7'X11'

SECTION 3: POOL STRUCTURE
*** 4'' of flowable material fill ( Crushed granite) to be imported to cover & protect pool plumbing lines.
*** 1/2'' Rebar to be used for pool beam.
*** 1/2'' Rebar to be set every 10'' on center for floor and walls. ***Additional Rebar to be set every 5'' on stress points ( Corners)
*** 4500 PSI Gunite will be nematic applied. The bond beam will be continues around the perimeter and minimum 18'' wide and 12'' Deep.
*** Walls and floor will be 10'' to 12'' Thick.
*** Number of Benches: 1 at the Spa
*** Number of tanning ledges: 1
*** 24 Chance Helical piers type SS5 with new construction bracket ( 15' Helical pier, 10'' & 12'' Helix, 1 1/2'' Square shaft, 4,500 Ft/Pound torque)
*** Piers to be set per design specs.

SECTION 5: EQUIPMENT
*** Filter: Jandy 60 Sq Ft DE Filter
*** Circulation: Jandy 2.7 HP Variable speed circulation pump
*** Heather: Jandy JXi400 Natural gas Heather (400,000 BTU)
*** Pool heather to be connected to natural gas meter.
*** Polaris 280 Black max complete with upgraded booster pump
*** SH101300 Pool Lights for Inground Pools: 5 units
*** Jandy infinity water color 300w Transformer: 1 Unit
*** Jandy IQ904P Pool controller
*** Maya Fire & Water Bowl - Wide Spill
*** Fire feature gas connection to natural gas meter as needed.

SECTION 6: WATER FEATURES
*** Total number of PVC fountains: 2

SECTION 7OOL PLUMBING & ELECTRICAL
*** Pool gas & water plumbing to follow & meet city local plumbing building codes.
*** Total number of surface skimmers: 2
*** Number of water return lines: 5
*** EPC will install an overflow outlet to drain excess water from the pool.
*** Integral water fill line to be attached to the hose bib if accessible.
*** If required by city code EPC will install backwash line to P-trap with sight glass & vent valve.
*** Pool equipment to be wired as needed following the manufacturer's requirements & meeting local electrical building codes.

SECTION 8: POOL INTERIOR FINISHING
*** River sand aggregate standard color pool interior finishing: AQUA BLUE MINI PEBBLE
*** EPC to Brush plaster once a day for 7 days (Sunday & holidays not included)

SECTION 9: POOL DECK
*** Pool deck total square footage: 890 Sq ft
*** Travertine name: Ivory French pattern
*** Travertine to be set over a 5 inches layer of 3/4'' road base topped with 3/8'' crushed fines used as sub-grade.
*** Travertine joints to be sealed with TAN polymeric sand POOL DECK LIGHTING
*** GFCI Exterior outlet to be installed ( Location TBD)
*** GFCI Exterior outlet to be installed to meet local building electrical codes. ( Location TBD)
*** 200 Watts transformer to be installed
*** Lights to be set per design locations, wired as need, electrical wire to be buried 4’’ approximately, wire direct burial, no electrical conduit.
*** JESLED Outdoor Landscape Lights, 6W LED In Ground Well Lights, 12V 24V 3000K Warm White: 18 Units

SECTION 10: DRAINAGE SYSTEM
*** Drainage system total lineal feet: 70
*** House down spots to be connected into the drainage system: 1
*** 4'' Solid PVC drainage system
*** *** 4’’ PVC Solid pipe to be buried 12 inches approximately using a 2% slope
*** Pipe will be sitting inside the trench on a 2 inches cushion sand base.
*** Pipe will be covered with 4 inches of gravel (3/4’’ to 1” gravel)
*** Remaining trench space will be back fill with native excavated soil
*** A pop up emitter will be installed at the end of the drainage pipe.

Where in TX, are you?

Glad to see your builder is adding piers. We see many TX pools without piers cracking.

*** Filter: Jandy 60 Sq Ft DE Filter - Consider a 400+ sq ft cartridge filter.
*** Circulation: Jandy 2.7 HP Variable speed circulation pump - model number?
*** SH101300 Pool Lights for Inground Pools: 5 units - do you want the ability to turn the lights on/off individually or in groups? Just the pool lights or just the spa lights? Each light group controlled individually will need its own transformer.
*** Jandy infinity water color 300w Transformer: 1 Unit - All lights will be controlled together with one transformer.
*** Jandy IQ904P Pool controller - IQ904P is a pool only system with four relays. You need a pool/spa system and should have more relays. Get an Aqualink RS8 Pool/Spa system. Do you want to control your landscape lights using the same app? If so, you need more relays for the Landscape light groups.

• All valves will be diverter valves. No ball valves will be used.

@ajw22 has covered the need for the model numbers.

I want to welcome you to TFP and thank you for letting us help spend your money build your pool LOL

You will want your main drain and skimmers to each have their own run of pipes and valve back to the equipment pad. This allows you to control the flow of water from each one.

I would love to see your design with water depths included.

Thank you for the feedback. I am in DFW area.

I do want to control pool and landscape areas independently. I don't think I care about controlling each light but would like to group spa and pool lights. I will add more transformers as well as change to a controller with more relays. Will ask builder on model numbers as well updating to a larger filter.

How are you going to chlorinate your pool? We recommend you generate chlorine on-site using a Saltwater Generator System. Although Texas builders don't like them, they will try to talk you out of it.

While we are talking, will your builder install Pentair equipment rather than Jandy? If so, we can discuss why I think it is better, although it will cost a bit more.

Around your pool have you thought about any audio or video wiring and setup you want? Speakers around the pool? Some folks have put empty conduits under the deck to be able to run wires later.

Will your pool have an overflow drain and an autofill?

I do plan to use SaltWater Generator. I notice that it is missing from the specs. I have a meeting with my contractor this Friday. Will discuss about Salt water as well as Pentair and autofill/drain options.
I haven't thought about audio / video. I am thinking good bluetooth speaker(s) should be sufficient for our needs. Thanks

Will you have an air blower or venturi air intake for your spa jets?

What are the specifications for your spa jets?
How many spa jets will you have?

What are the planned flow rates for the spa jets?

Should you have a second pump dedicated to the spa jets?

Install a Heater Bypass - Further Reading in addition to getting the Versaflo on the JXI heater.

Your 4'1" depth for the shallow end is great. It allows for a full swim stroke. I do worry about your 5'6" end as it might be too shallow. A good cannon ball into that depth will end up with someone hitting their bum on the bottom. 6' is better for a "deep" end.

He is going to send me spa jet specs. He thinks one pump should be sufficient for pool and spa.
He said one transformer for Pool and Spa lights but we can group and control the lights independently. Landscape lights will have a separate transformer.
He said he wasn't considering Heater bypass but can install (ball) valve if I chose. So will do that. Return and suction lines will be diverter valves.

Don't use any ball valves. Have him use a diverter valve and check valve as shown in AUTOMATIC BY-PASS VALVE KIT (P/N 462048) FOR MASTERTEMP® AND MAX-E-THERM® POOL AND SPA HEATERS

Return and suction lines will be diverter valves.

I now see that your builder was not using Jandy lights. The SH101300 Pool Lights for Inground Pools have their own remote control and would not be controlled by Aqualink or IntelliCenter.

I am unfamiliar with them and have not heard of anyone here with experience with them.

Read the Amazon reviews and discuss with your builder which way you want to go with your lighting.

Took a while but got spa specs. Builder is ok installing Pentair equipment recommended (including the recommended lights) above by @ajw22. Cost went up but not significantly. Heat bypass itself was $1200 but probably worth it.

Here are spa specs.
4 jets to be installed at the pool spa.
2''Pipe to be used from pool equipment to the spa location, 1 1/2'' Pipe to be used around the spa to connect the 4 jets.
Spa jets approximate flow rate: 24 GPM.

If that is 24 GPM for each jet then you need 92 GPM from the pump.

For spa jets that require high flow rates, 2.5" should be considered the minimum, with 3" pipe providing better flow rates for the jets.
