New Build in New Braunfels, TX. Construction began 9/27/19.

Reply fron PB:
We are filling the pool and then we are cleaning it again. Then we will be installing the cover. Leave the water on - and turn it off when it is half way up the tile.

We will schedule a pool school with you next week, once the pool is filled and we deliver the cover. Our guys will put in the first round of chemicals when they clean it & we will teach you how to clean it.

The first round of chemicals includes algacide, moradic acid and shock.

I just want to say I like the simplicity of your pool- that long, wide entry, then the full width stairs. Looking good!

I'm sure you're counting the weeks till warm weather again.... I know I am!

Thank you! We really wanted to keep it simple. (and so did our budget!)
It's a beautiful, sunny 74 degrees here today, so it's really making me dream of summer!

Looking good. How does the plaster look now?
It was really hard to see any of the "pressure wash" looking marks once it was full. There's still some areas that I'm definitely keeping an eye on. They will be back either tomorrow or Monday to start cleaning. They started up the pump and added some muriatic acid and chlorine. I'm trying to trust their methods. They started up the pump and the bubblers and are running them 24 hrs/day until Monday.

Trust and test. You have your TF-100 test kit? Water’s in so start testing!

We are in the final inspection phase of this build. I have several things that I am concerned about and would like your opinions on what to accept and what to push back on. Also listing some of items that we've already had to make concessions on due to errors by the PB. We signed our contract 07/15/19, work began 09/27/19. We have not yet paid the final 10% of our contract pending punch list items.

1) Shallow end depth was changed to 4' but wasn't communicated or executed. We noticed and advised the builder after rebar was installed and before gunnite, but still ended up with a depth of 3'-8". Accepted.
2) Porch was to be extended the width of the house and then a 6" step down to the pool decking. It was formed with the entire add-on down 6". Accepted.
3) Back wall of the pool should have been 2' wide, but was formed up at 1'. Accepted (we negotiated a small landing with steps that we formed and they poured instead).
4) Requested two skimmers, they placed them in such a weird place that we had them take one out. (pics previously posted in this thread) Accepted.

5) Requested a change order to add a Loop-Loc cover (15' x 30' installed) and approved it at $2100. They installed a Yard Guard brand cover. The Loop-Loc retails at about $1200 ( Amazon.com : 20 x 40 Rectangle Loop-Loc Safety Pool Cover : Swimming Pool Covers : Garden & Outdoor ) and the Yard Guard retails at about $450 ( Amazon.com : YARD GUARD 18'x36' Green Mesh - CES Rectangle Inground Safety Pool Cover - 15 Year Warranty - 18 ft x 36 ft in Ground Winter Cover with 4'x8' Center End Steps : Garden & Outdoor ) and has inferior specs and warranty. PB was notified of this error on 12/13/19 and offered a $500 credit to us yesterday.
6) Acid wash on plaster left streaks and spots. PB said this would correct itself with brushing. It has not improved. PB doesn't see anything wrong with the finish. See pics attached.
7) Allignment of bubblers is off. See pics.
8) We had them come clean the tiles, but there is still some concrete on the tiles from the cantilever deck forms and some concrete that is in the grout lines. My husband feels like they got all they can, but I am not satisfied. See pics.

We have our final city inspection tomorrow and will go over all of these issues with the builder then. I am ready to have this 6 month long project over with, but don't want to settle either. Any suggestions or input is greatly appreciated.

- Shonda

Love the pool btw...its unimaginable that they put the bubblers that far off....its not huge but itll bug you I am sure...
Good luck with your inspection your yard and view look awesome!
Thanks! Overall, we love the design and the water color. I'm sure it'll all be forgotten by summer, but those bubblers are right in front of my kitchen windows and porch, so I see it every time they are on and it drives me insane. My husband even brought it to the attention of the PB before they shot the gunnite and was assured it would be taken care of.

-Bubblers I would NOT touch. It will do more harm than good in the long run.

-Cover-I would ask for more off and move on

-plaster streaks- It might end up good in the end with lots of love aka brushing. Time is needed for that one. Have something written up to keep the plaster issue open for future work by the PB

-grout/tiles/ plaster=I would get a small wire brush and see what YOU can do. I would not let them tough them. They will not use care :(
