OB in NW Las Vegas- Open book here and on a budget

Deric can you post a pic of the surge protector and were it goes? I’m not sure now if I have the right thing in the right placd

I had to order it. Arrives today. I’ll have electrician hook it up when he pulls lighting wires. It mounts right under your sub panel/ Easytouch. HEPD80. Found this photo on another post.

My biggest concern with power surge is summer time with two large A/C units starting and stopping at the same time. No electrical guru here so my concerns may be invalid.

Thanks Kim,
I think I will be prepared to do the bicarbonate start up. Still a little confused on target water parameters during the start up but will continue reading.
Current fill water:
PH- 7.2
FC- 1.0
CC- .5
CH- 300
TA- 120
CYA- 0

I will plan on having the following supplies available for start up:
4 gallons muriatic acid
50 pounds baking soda
TriChlor pucks

If I understand the procedure correctly, I will be testing PH and TA during the fill at about 1,000 gallon intervals. Adding chemicals throughout the fill to keep:
PH- 7.8-8.0
TA- 275

Don't worry about the water as the pool is filling. Once the pool is full send me a PM and post the numbers in this thread.

Pool looks amazing. I’ll be following your start up since I was too chicken stuff (I was good Kim) to try it myself.

Thanks IMAZ,
I’m too chicken shhtuff to do it too. But Kim bullied me. Did you read her post? I’ll translate it. “There are two ways to start the new pool. One is the right way and the other makes you a moron. If you choose the other way we will remind you every chance we get”. :D

I’m fortunate as my work schedule allows me to be home every day during the day. I’ll probably be napping on the wet deck while the baking soda is doing it’s magic.

There I fixed it for you!!! hehe I left it up to you after I pointed out the +/- of each way :slidehalo:

Getting so close to finishing our pool project. Still a lot of work to be done prior to final inspection on Thursday and plaster on Saturday. Not much I can do right now so I thought I would take the opportunity to update my total build costs.

I had a couple of unique expenses that other owner/builders hopefully won’t encounter.
1. Remove a 12’x35’ concrete deck.
2. Remove 2’x60’ of concrete on side of house for gas/electric lines.
3. Remove mature landscaping/ trees/grass. Backyard lot about 85’x30’.
4. A Jack Russell dog to contend with.

Pool builders wanted a minimum of $65,000 for the project. I didn’t get far enough along to discuss upgrades.

I initially budgeted $45,000 for the owner/builder project. Really thought I would complete it for $41,000, leaving money for landscaping or French doors in place of sliders. Silly me. I was wrong.

All bids that I received were good quotes throughout the build.
Total contractor bids $45,600
Remove palm trees/additional travertine deck. $. 2,050
This work was a mess that I caused. I tried to save two palm trees
In the yard. Had issues with permits and excellent subs recalculated
and added rebar to meet code. Engineer provided new calculation and
rebar dude added material for no additional charge.
Total pool cost....................................................................................................$47,650
Beer, water, hot dogs, occasional breakfast for subs....................... $ 200
This payed off in quality of work.
Surge protector and SWG bypass. $ 125

Start up costs:
Normal pool equipment-Hose, vacuum head, brush, pole. 70
Chemicals- 4 gl Muriatic acid, 50# baking soda, 10# trichlor pucks. 75
Door alarms. 60

Additional costs
Yard plumbing- Add hose bib for two hoses to fill pool
Plumbing for future water, electric in yard. $ 60

Total cost to have water in a pool............................................................... $48,180

I’m sure I’m missing something that you gurus will figure out to push my total
Over $50,000.

Ok...Ok....
Patio furniture/ deck heater. $950
New total. $49,130

There are multiple benefits of owner/builder that I see.
1. Saving $15,000
2. I know what I have. I am intimately familiar with the plumbing, electric and equipment provided.
3. My family, including wife, daughter, grandchildren have been involved during the whole process. I could go on and on about bonding time with 8 year old grandsons and explaining the process (including patience). When they jump in for the first time they will know that they had a part in the building process. They have also earned a couple blisters on hands while helping with the project.

I will do a post with “What would I do different” later. There really is not much.
1. Fire feature- waste of about $2,500.

I like to think that this has been my grand idea from the start. With just a little help from family, local owner/builders and TFP! Thanks again for everything.

Now on to the Bicarbonate startup!

NICE job! So a couple of things stood out to me ask about:

-4. A Jack Russell dog to contend with--------details please but I have a pretty good idea what you are going to say knowing this breed.

-fire feature-waste? Why?

LOVE how everyone has invested time and effort in the pool and area. This kind of thing is what builds memories! Now make sure to have them do a cannon ball all together with someone taking pics!!!

 on the start up..........sorry about that but........you have already done so much right so.........

Kim,
The advice on the start up was perfect! I probably needed the extra push to do the bicarbonate start up.

Jack Russell/mix- Not a normal Jack Russell. Had a rough start before we got him. Raised by our Bassett Hound so he learned to relax and slow down a bit. I’ll get a photo or two up.

Fire feature- In the planning stages I was convinced that the feature would not cost much. 60’ gas line run and then I decided we might as well add automation to it. What I thought would be about $500.00 turned into $2,500 quickly. I’ll turn it on for pictures and then very seldom. It’s just a pretty. Not put in a place that it can be used as a sitting area. Poor planning on my part. Money would have been better spent on a real fire pit/ sitting area.

Thanks for all of your input.

Thank you for the follow up!

NO ONE have I ever heard say a Jack Russell = normal

You can get some pretty fire pits from Lowes and use the duraflame longs in it. Get the 2 hour burn ones as that is plenty. Pretty, warm, and easy to clean up.

Glad you are doing the good start up. Your plaster will last for a long time and be oh so pretty!

Kim:kim:

A couple more just because I’m confused about the process. I’m guessing the lined box in front of the truck is for runoff/waste. The other picture is a trapeze they have constructed for the circus that is about to begin.
