New Build in NE FL

I'm perturbed. Before we even signed a contract, I confirmed our depths were water depths and not to the coping. When they were digging, I kept bringing up that the depths were water depths. The digger guy even ran a string from the top of the forms to measure to show me the depth. We measured as well. So felt it would be correct given the 8 inches of concrete. Well its hard now so we went down into the pool to look at it and my husband is just over 6 foot tall and the depth didnt look right. Ran a string and it is exactly 7 feet deep to the top of the forms which means its 6'9 of water. I know its "just" 3 inches but still, I was explicit about the depth of the water and had multiple checks done before concrete. I'm not sure if it's worth making it a fuss over though. Just before the dig started, I added 6 inches of height to our wall and 1 foot of height to the columns. PB said don't worry about the extra cost except for the labor of putting the tile on the front of it. We are having ledger stone all around the columns and the back of the wall so that's a decent chunk of stone that we arent being charged for.

I am annoyed, yes. But I don't want to be trivial over the 3 inches of water depth. Esp with the extra wall structure we added and not being charged for all of it. And didn't get charged for the extra sun shelf step, etc.

Ahh... I find the more I type about about this the less upset I am. I need to keep the big picture in mind....right?
 
S, I find a good venting purges the mad quite a bit BUT do agree with Randy that it should be brought up.

I see my little step! Purrfect! They did those steps by hand? As in glop the gunite down and shape it as they go? SKILLS! Such mad skills!

This is the outside of the spa. As you can see its wavy. My concern with this is because the only thing going outside of the spa is ledger stone. So if the base is wavy, then what's on top of it will be. Also, some of the top edge where the pool coping will be is wavy vertically so it's not level. I saw a lady on this board who had tile laid on top of wavy cement and it caused uneven grout on her spa tile which was noticeable. I haven't had a chance to discuss with PB yet but can they smooth this??

FUN! LOL on your own private inspector! Do you think he will get IN the pool when it has water in it?

Those wavy areas...........I would bring those up for sure. Your concerns are VERY valid! I don't see any way they could put anything on that with out it causing problems in the long run.

What is your time line once the back fill is done? Those leaves! You DO need a cage around that pool! That is a crazy amount of leaves :crazy:

Yes, they will do the screen before they shoot plaster so the leaves are kept out.

So today they are removing the wood forms. Thurs or Friday will be back fill days. It is raining today and was pouring not too long ago. Kind of concerned about the cave in next to the house... Hope it doesn't get worse.

I am trying to remember the time line... So much going on this week. I believe they will prep the ground for the footer for the screen room next week after the back fill. They couldn't shoot the footer bc of the cave ins. Then I think after they do the footer they might start the screen.... I can't remember. It is 28 days of curing before the glass tile per Lightstream. Then 21 days before submerging under water. We also have to have termite spray done just before they lay the pavers.

We will discuss our concerns with the wavy concrete in person with the PB. I am confident they will make it right but def want to bring attention to it.
 
With the way they have been with everything else I am SURE they will also.

Crossing my fingers the rain is light and does not cause any problems with the house!

It's of no help now, but too bad they didn't flash the exposed dirt near the foundation with gunite to assist with keeping it in place. That's a common technique for holes that are going to be exposed to heavy rains - not foolproof either though.

I expect on the waviness and uneveness, they can address it with a skim coat of mortar to bring it into line. But yes, absolutely discuss it and understand their plan. If you can "understand it" in writing, all the better.
 
So guys never made it out to remove the forms bc of all of the rain yesterday so they should be out today with the back fill guys.

PB came by this morning. Hubby brought up the wavy spa walls and the depth (I woke up sick ugh). PB says the shell is just a rough outline, so to speak, and the tile will be going 1-2" above the shell and they build up the edge to even out the waviness. So that will get us 1-2" closer to depth. They will also bulk out the spa where needed to make it even.

My PB keeps giving me a hard time (in a joking manner) about adding things but apparently this morning was asking if we were just doing fire bowls on the columns or if we wanted to do fire water combo. I would have totally have given him a hard time back for trying to make changes. Lol I am not sure the cost difference between fire bowls and water fire bowls yet... Oy...
 
As a point of reference, our bond beam has up to 3", in places, of mortar below the coping. Some was required for the autocover track, but regardless, it's there and creates no issues.

Glad to hear you and the PB are on the same page. A healthy relationship with your PB (which often includes friendly jostling on topics) is a beneficial thing to develop.

Our PB and the other part owner are both amazing. They have been so accommodating and patient and just wonderful to work with. We went with them simply bc of the main guy we deal with and they weren't the cheapest. He deals with my constant questions and changing my mond and requests for pricing before deciding on things and all my other special requests with a smile and just plain niceness lol. He doesn't nickel and dime us and they are very honest. So glad we found them. He reminds me of a brother the way he picks and teases me about changes and products lol but its a good thing. He and hubby get along great too.

Next week is plumbing and likely prepping for the footer for the screen room. I can't remember exactly what PB said but will write it down when he tells me again. He said he has ordered everything even my special materials for the glass tile lol

Pool has about a foot of gross, brown water in it from the rain over the last 2 days. Does not look appealing at all! Lol
