Hello pool people. We purchased the house and pool new three years ago. Since then, we've had a number of issues with the pool.
Lately, I feel like I've been noticing small cracks on both the coping and in the pool. At first the pool ones presented as white calcium dopsits, but eventually turned into slightly larger cracks. There are vertical and horizontal pool cracks. They seem to be all on one half of the pool (both sides of one end). I did an ink test and didn't see any leaks with any of the underwater cracks, but I'm certainly worried that they'll go that way.
The coping cracks ones have shown up as both cracked tiles and tiles that have separated from the grout lines. One tile is loose to the touch.
Soil is mostly clay.
What's the right course of action here? The builder says it's out of warranty. Should I get aggressive with them? Should I hire a new company and get a second opinion? Should I sell the house asap and make it some one else's problem?
Or is this totally normal, and I'm just paranoid with my cracks? I think there's a good chance that I'm just a first-time pool owner and have no idea what I'm doing.
