Hello pool people. We purchased the house and pool new three years ago. Since then, we've had a number of issues with the pool.

Lately, I feel like I've been noticing small cracks on both the coping and in the pool. At first the pool ones presented as white calcium dopsits, but eventually turned into slightly larger cracks. There are vertical and horizontal pool cracks. They seem to be all on one half of the pool (both sides of one end). I did an ink test and didn't see any leaks with any of the underwater cracks, but I'm certainly worried that they'll go that way.

The coping cracks ones have shown up as both cracked tiles and tiles that have separated from the grout lines. One tile is loose to the touch.

Soil is mostly clay.

What's the right course of action here? The builder says it's out of warranty. Should I get aggressive with them? Should I hire a new company and get a second opinion? Should I sell the house asap and make it some one else's problem?

Or is this totally normal, and I'm just paranoid with my cracks? I think there's a good chance that I'm just a first-time pool owner and have no idea what I'm doing.

Welcome to TFP.

We have many threads here about pools cracking in Austin TX. Use the search bar to find them.

Many areas in Austin have unstable or expansive soil. Many builders seem to hope for the best and don’t do any special engineering for the area.

I am surprised that a pool is out of warranty for cracking within 3 years. Typically a builder will warranty a pool against cracking for 10 years or more.

I hate to even share the link with you, but you might consider contacting an attorney already working on this issue to help with an inspection.

It's probably worthwhile just to get more data. Thanks for the idea.
