Thank you TFP for providing such a welcoming, supportive and helpful network of members! After a year or so of interviewing probably every builder in North Texas, making countless design changes (and probably more to come) and compromises between hubby and I, we finally signed our contract last month🤑 We selected a family owned business that close friends used, who is well known with outstanding reviews. They have always communicated really well, prices were comparable, so we went with who we felt comfortable with. We expect our permit to be issued later this week, barring any surprises from the city. Digging (so we have been told) we start immediately after. We are trying to keep our expectations in check. We've never built a pool, but had one years ago when we were first married. To say we were sticker shocked is an understatement.

So many design choices are yet to be made. We are leaning towards a brick tile that we have used sporadically throughout our house (pool rated) on the the wall in the back with the pillars in a contrasting split face stone. Travertine coping was included, but I don't care for the bullnose. May need to go with lueders to get a straight edge, definitely need suggestions. The decking is Spraydeck, I know travertine would be gorgeous (and pricey), but we're concerned about it being slippery. For the plaster, our PB highly suggested Wet Edge Prism Matrix because of the warranty, and I really liked "Picasso", but haven't seen many pictures which makes me nervous. Now we are leaning toward Pebble Sheen Blue Granite and possibly adding glass. I wanted shells, but after reading up on this forum, we are afraid of doing that. Our pool is only 6' deep and we love the darker colors but they seem to be upgrades that cost between 2500-3500 for our size and we are already at budget. Our spa has a rolled neck edge and infinity type edge flowing into the pool. The exposed sides will be done in the same stacked stone as the pillars and the tiles will be black glass (TBD). I'd like to tile the inside as well, but not sure about the additional cost. Is it standard to carry the spa tile around the water line? I think ours may be too dark, but would love to see pics if anyone has done this!

Attached is our construction design. We are waiting on the final Pool Studio design to be completed. We are planning on changing the pump to a VS. In all fairness to the PB, we removed that option that he put in the initial bid, but after much consideration, we feel this is a justifiable upgrade. As an afterthought, I am wondering if the sheer descents should be lit? We only have three lights (hopefully they will be placed correctly) and one in the spa.

-I would consider reconsidering that dark colored pools in Texas can get uncomfortably hot come July and August.
-Caution should also be given on water features- they can be noisy. Between the pump running them and the splash of the water into the pool itself quite a few folks later say they rarely use them as its hard to talk over their noise.
-Wanna get a bit fancy- go knife edge. It gives a neat clean appearance to the pool.
-In a few months time *all* pool pumps over a certain smallish size *must* be VS per federal law. So don't let a builder push off anything other than that on you.

They started digging yesterday, and will clean up a couple issues that they didn't catch on Monday. Rebar and some plumbing are scheduled for Tuesday/ Wednesday then inspection and gunite on Friday! All things considered, things are moving along quickly!

That’s looking great! We didn’t see a lot of feedback from the comments above. Did you make out OK on the selections? If you can put the selections you made for equipment, etc. in a signture link mine and those above, it will be helpful for responders.

Thanks!! I put a signature line in with what we are planning on using, all subject to change. We picked out our tile (Aquabella London Westminster) and NPT Gray Marble ledger stone. Waiting on feedback on tumbled marble coping. We got our inspiration from a TFP member. Our PB suggested using smooth lueders because it would have minimal cuts around the curves and spa. I'm not sure the reasoning, maybe because it comes in 24" sections?

Rebar and rough plumbing in. Inspection passed on Thursday morning. We were a little disappointed that they didn't gunite on Thursday afternoon as scheduled... But thankful because by that afternoon we had a dramatic pressure loss on the back side, fortunately it was caught and repaired and can sit for a couple of days. Our PB is amazing, we get an email every morning and every evening like clockwork. We had a small chance of rain and they came and covered the whole thing with plastic. I'm not sure if this is normal, but I'm impressed that I didn't have to ask the "what if it rains?" question.

I really like your tile and stone selections. And glad to hear you have a responsive, actually proactive, PB. Here’s to pressure staying up and gunite soon. I remember my PB saying they were always relieved when the gunite was in because it’s basically bulletproof after that.

Maddie we took your advise and decided to go a lighter on the pebble, we are going with Wet Edge Cadet Blue. PB said he liked the workmanship of the Wet Edge installers over those that do Pebble Tec. We are keeping the waterfalls, as I love the look and will turn them off when needed. It may be beneficial to drown out some some conversation now and then ;) I wish we could have gone down the path of doing a knife edge, what a cool look! We also decide to stay with the 2HP non VS. We have so much going on with waterfall pumps and the pump for the cleaner, we did a cost comparison and decided to try this first.

Thanks for the positive feedback! We went back and forth on the waterline and decided to go with our original selection. Gunite was complete about 10 days ago!

Don't get me going on that excuse! I'm sorry you are dealing with this. It's unacceptable! If you need a fence or sprinkler contact, let me know. We have vetted many and found some that are affordable and great to work with.
 
I’m sorry I missed this thread earlier. The pool looks great and reminds me a lot of our build however seems like you have a great builder. I hope all of the tile work goes well as that is where we had issues with our build. You can check out my thread to see what items to watch for during the process if you’re very particular like myself.


The tight curves on the spa coping and how they level and match up the 1x1 on the rolled edge with the coping can be challenging. With your glass tile selection they will need to be very meticulous.

How are you designing the spa spillway? Will it be tiled all the way to the pool? You mentioned waterfalls and I see fire features on your design but didn’t notice anything in the Gunite pictures. How are those being incorporated into your design?

Meanwhile I have been trying to get the sprinklers on my neighbors house repaired and sod / fence work for almost a month (guy claims covid outbreaks every time there’s a delay)
Dig, steel, plumbing and gunite should all be pretty quick. Mine was three weeks or so from dig to gunite and that’s only because the winter storm. Right now I am almost 12 weeks from excavation. 9 week since gunite. I was told early on that tile and coping was going to be 8-10 weeks. I was on the schedule for this week and it was supposed to happen but is gonna get rained out probably. Fingers crossed again that it will happen next week. Once we get past tile and coping they should be able to wrap up everything else and be ready to fill in four or five weeks.

Thanks Rob~ Your pool is gorgeous! I love the design! The rolled beam has always been a huge concern. I am definitely going to ask our pb about tile first, then coping on the spa. So far he's been patient with my crazy design questions and concerns. Had we thought this through, we probably would have done a rectangle and been done with it. Every curve offers a separate issue, especially with material choice.

The spillway on the spa will be done in the same 1x1 and go down to the same depth as the waterline tile. I contemplated going all the way down to the base of the pool, but decided not to spend the extra $$.

The wall in the back will be built next week (hopefully/weather permitting). It's a very modest 12" x 35' curve along the entire back wall with four (18") pillars, each with a waterfall and two fire bowls flanking the end sides. I was told I couldn't do ledger stone as planned, due to the curves on the wall, spa and firepit. PB is trying to find white and gray quartz or marble with a mesh or flexible backing.
The coping will be cut and polished from lueder slabs to minimize the cuts/grout lines, hoping that turns out the way we envision it.

I would think if they can't get it done this week, you should be first in line for next! I can't wait to see how beautiful it turns out!
