OMG forgot everything I learned 3 years ago

I am smiling ear to ear Kim. I think this time it went quicker than it did 3 years ago.
Numbers are running good. Even with lots of rain. Adding about about a half a bottle of bleach every other day to stay between 4 and 4.5
Have not added anything else except a little water and put my sock back in because it is still only showing 3.5.
 
There our pool is in all of it's shining blueness!!!! SWEET!

How has the market been in your area? I know things are selling FAST here. I hope get a seller fast there!

YAY! Got a great offer yesterday. More than my asking price. They love the pool. Under contract as of today at 4PM. YAY.
Couldn't have done it without all the fine folks at TFP!

MORE than your asking price? Are they asking you to help with some of the closing costs? I wonder if they lost out on a couple of houses and did not want to take any chances on losing out on yours by being out bid!

They were specifically looking for a house in the area with a pool. Saw two before mine and they were under impressed with both. I was already considering an offer when they saw it so my realtor told them I would accept best offer. They offered 4K over the asking price and asked me to pay 2K in closing costs.
I am not letting myself get excited yet. Inspection on Wednesday.
Realtor said they LOVED the house and that mattered to me because I had two other offers and never heard "loved the house.'
It was only on the market for about two weeks so I feel blessed. I love my home and am only moving because I want to see the sunny skies of California again and because it is a raised ranch and too many stairs. (getting old knees lol)
 
I hate inspections too. Although my daughter just bought a house and I was grateful for the inspection due to finding faulty wiring. I guess they serve a purpose.
The contract I signed says I am expected to make repairs up to 1K only.
I am worried only because I am a single 50ish female that has maintained the house on my own for the last 15 years and the things that might be found wrong would have been husband type things. I have just been working hard to pay a 30 year loan off in 20 years and not much time to do anything but basic home maintenence. :)
Not going to sweat it and just wait and see.
 
You know what? Share what the inspection says here and I bet someone will be able to help you find a way to fix it or steer you to what trade is needed to fix it.

I say this because my best friend sold her house last year. During the inspection it was said the sink in the guest bathroom had a slow drain. She was all ready to call out a plumber.............nope.........lets pour to drano down it followed by some hot water. That cleared it right up!

Another half a bottle of bleach going in. Averaging half a bottle every other day.
Another sock going in (had it at about 38-40 for awhile
Not sure if I should take the PH down or not?

Inspection revealed a few things.
Some moldy drywall in the basement. I suspect my grandson turned on the faucet down there and there is no drain. I sort of expected this and thought about spraying it with bleach but did not want to hide anything.They asked to have the drywall replaced. I think it is like 2-3 pieces of drywall.
An electrical box that is on the front porch removed as they say it does not work and is not up to code. Easy Peasy stuff.
I did not see the inspection report. This is all they are asking to have fixed before the appraiser comes.
I do not think the appraiser gets very detailed with his findings. I think this because my house in Burbank was recently appraised at $650K and no mention of the bad roof. I only knew the roof was bad because SO CAL got so much rain this winter and several leaks revealed themselves. I had 2 roofers look at it and was told the roof was ancient and not up to code because it had too many layers?? Needs to be torn down to the beginning and re-roofed. I did not know this and am wondering why the appraisel did not tell it.
Hoping someone can weigh in on this.
The question is:
Does an appraiser get invloved with looking for any thing wrong or are they just appraising the property?
 
The inspector is the one that should find the boo-boos such as the roof BUT like in everything there are good and bad ones. Lazy walk around and their feet never leave the ground nor their head go lower than their neck (not look under sinks and such).

I am sorry to hear about the roof on the new house. Do you have any recourse on having the former owners helping with the cost?

I am SO happy to hear there were only two little, easy to fix things! NICE!

Former owner of the house was my mom. She had a trust set up. Myself and my daughter the heirs aside from some beneficiaries. I had to buy my daughter out once we settled on the value of the house. Knowing what I know now I could probably make my daughter pay more because neither of us would have inherited as much had the roof been repaired and it would have had to been to sell to an outside party. I am not comfortable taking any from my daughter as she only got 40% and I 60% so I will allow the bill to fix it to be mine.
What really gripes me is this house in Georgia had a roof put on 3 years ago and it was a smidgen less than 5K. The roof in CA is somewhere between 12 and 14k. Smaller house. Just the price of living in CA I guess.
Contractor here now fixing the drywall. Such a small cost to do it. $70. YAHOO!
