I'll start off by thanking everyone on here for all the help. I've been lurking for a while and this forum definitely helped me in the process.

We just signed our contract!!!! :D

I submitted for HOA approval yesterday and builder is working on permits.

Size
Our pool is going to be on the smaller end of the scale... we had stamped concrete put in a while back without really giving much thought to a pool so we're basically working with the portion of the yard left over. At some point when things heated up we started looking at the left over area and saying "you think we could put a pool in?" so off we went.

Our dimensions will be 12'11" x 14'9"

This was every single inch we could legally take. We were told we could get a few extra feet with an engineer cert and "upgraded structural integrity"(thicker rebar and gunite) but it didn't make sense from a cost perspective.

Finding a Pool Builder
We had 6 PB's come out but only went to the design meeting with 3 of them (some I eliminated right away). We narrowed it down to one where things just felt right! We had a designer that looked at our yard and knew exactly how to make the best use of space. Also price was a factor because the downside of a small pool is it doesn't have a small price because of sub-contractor minimums... so we negotiated pretty hard and liked where we ended up.

Very interested in your pool build - we live in Plano and are facing the same dilemma with a small yard - we are considering a Viking Fiberglass Pool from Aqua Pools in Alvaredo - similar in size

Curious as to which builder you went with.
We went with Riverbend Sandler.

We considered fiberglass but our dimensions just didn't fit anything out there. Plus, I couldn't actually find anyone in Texas with a fiberglass pool so I assumed there would be issues in the long run with our soil.

What kind of dimensions are you dealing with?
 
We met with Riverbend Sandler as well since they are located very near our house in Plano. After we met with them we drove to Alvarado and met with Aqua Pools to see their inventory of fiberglass and understand their history in the area - there are a few posts on this forum of fiberglass pools in N Texas but it is definitely not nearly as prevalent as gunite - I have been looking into both for our soil - I will request references that I can go visit - our yard is not as deep as yours so our pool will have to run parallel to the back of the house (pool width is the limitation).

Permits came back today!! Now we just need HOA approval and they can start digging! We previously had our color selection meeting set for next Saturday but we've moved it up to tomorrow so they can move our file over to their construction department and get everything else lined up. Will post pics of tile/plaster tomorrow after we pick everything out. I think we're going Caribbean Blue Stonescapes for the pebble.... undecided on tile color.

off topic... but when we built our house a few years back we almost built in Wylie in that huge neighborhood that spans between wylie and sachse. Its a nice area!

Yes Woodbridge. That is where we live. Good luck on your HOA approval hopefully it goes smoother than ours which took almost two months.

Permits BEFORE HOA okay?? You like living dangerously LOL I hope your HOA is just a rubber stamp kind!

The sad part is that I submitted HOA prior to permits. Our permits came back in a few days. Our HOA is just super slow! According to my neighbors, HOA is taking somewhere between 3 weeks and 3 months...... hoping for a miracle! (and bothering them alot too)
 
Color selections
  • Deck: stamped concrete in sand color
  • Coping: Oklahoma stone
  • Plaster: Stonescapes Caribbean Blue Mini Pebble
  • Tile: not sure of actual color name but its blue with little sparkly specks in it
  • Deck Jets: (not technically a color selection) we added 2 more deck jets. We were on the fence about 2 vs 4 deck jets and we ended up going with 4... so the original rendering in the first post is now accurate. I wanted symmetry when I looked out my window at the pool and felt like if I didn't add the deck jets now I'd regret it later.

I actually wanted to go with a glass tile but between everything I've read and my wife liking this tile better, we chose this one.

side note: The water on the pebble is our designer pointing out that the pebble actually appears darker/more blue when wet... not sure how that came up since we picked it based on how it looked in a pool.

fingers crossed although my neighbor has a horror story of his pool taking 5 months for HOA approval, which past their posted time frame of 90 day max. I guess there was some weird miscommunication and his paperwork got lost. I'm just glad I'm not that guy.
 
Yeah HOA approval can be a pain. In our bylaws they have 30 days to respond then you can send a letter giving them a "10 day warning" after that you can proceed of course if you did anything wrong it is on you. The kicker is that the 30 days is from when they "receive" it not when you submit it which in my case was 15 days after I submitted it. All in all took me two months and I got the approval on the last day of the 10 day notice. That was literally all we were waiting on so frustrating.
 
Great looking plan.

We have a small yard and had two deck jets installed. In hindsight, I would not have put them in. We have only run them a couple times as they are so loud that it is not pleasant at all.

Thanks! That's a bummer. I didn't actually think about noise. Actual cost wasn't too bad so im glad I added them but now I'm hoping we actually use them.

Has anyone on here saw-cut into existing concrete patio to install a pool? not a ton, basically just a few feet into it in one spot for a spa or steps.

I had someone ask me why we didn't consider it and I didn't have an answer; It hadn't really come up except for one PB that bid out the job... but he was trying to get rid of more than we wanted. I asked our designer about it and he said that we do a on-site meeting with our project manager to finalize things before excavation and that we could look into the possibility at that point. It sounds crazy and extreme but since I this is going to be small... I want every inch I can get.

We didn't saw cut into concrete for a pool, but had a nice long 30' cut along a patio for our water main. Might be a great option. Coping up against the cut line.

The saw cut was simple, clean and fast.
