I don't know what is typical. Our pool will be big, but without a lot of the fancy extras like spa or travertine. Now that we are doing an owner build we are upgrading the equipment a little, but the bids we got ranged from $59K to $68K. Some had the entire dig in the price, (not itemized though) and others had a minimum amount of time given, and we'd be responsible for the extra rock hours. Not all areas of Dallas have rock, as far as I know, but our neighborhood definitely does. The ones who had dug in the area were more likely to be the ones to have included the dig in their pricing.
