Hello from an excited Newbie in Bixby Oklahoma!!

Topaz! I think we can put a lock on the plaster color! LOL

Poor hubby but someone has to be the "bad" guy and watch the money flow.

Enjoy working within the budget and seeing what your efforts bring you! It will be good NO matter what when you are floating in the water!

Since we are moving along in our process, I thought I should put up a few "before" pictures of the yard

That is a big house you have there!

There is some sloping going on with your yard as well.......Has anyone talked about how they will deal with that?

Kim

Eh, not real big. 2150sq ft, 3 bed, 2bath, kitchen, living room, dining room (used for the computer and exercise equipment) and 3 car garage. All one level.
Yes, they will be be sure to grade it properly for drainage. The slope is more from the easement back toward the fence. Currently, the rain water drains from one yard to the next, downhill. I have more of a concern about that being rerouted around my pool. I was assured it would be taken care of....

If you have any concerns about drainage, go with serious trench drains rather than the little deco drain must Pool builders use. I specked these and my PB thought it was overkill, but afterward said he would be using them in some future builds.

It's a five inch box drain under the grates. The end is connected to a four inch diameter drain that carries all the water out to the street. If you look carefully you can see that each section has four stainless steel screws that holds the grate on. They stay in place fine, with or without the screws in place. I think the screws might be needed in other applications, since the drains are rated for "light truck traffic".

There is no such thing as overkill. Monsoons in Tucson are impressive. They claim that more people drown each year than die due to the heat. We even have. The "stupid motorists" law. If you drive through a wash during monsoon and have to be rescued, you will be billed for the cost of the rescue.

Signed and sealed!!!!! Whoop whoop!!

Thanks everyone! I think hubby is excited, too, in his own understated way.
