Goodyear, AZ (EMR) O/B Pool Deliberations - UPDATE - Pool is Filled!

We get roadrunners. It’s funny, I grew up here and I was an adult before I actually saw one. LOL! The outskirts of our neighborhood have rattlesnakes but not us, thankfully. Mountain lions and coyotes too. We even get cattle roaming because of a rancher from the rez who lets them graze. It’s the Wild West here 😂🤠.

Quick update. Received my permit from the city (less than a week from submission) and received HOA approval (about a week from initial submission). Our consultant sent requested bids from several vendors and have received a couple back. Also received his template for requesting bids, so I will be sending out my own requests soon (from other in my area that went O/B, but surprisingly, there is quite a bit of overlap on contractors recommended by our consultant.
 
Another quick update.

Layout is scheduled for January 18th and my consultant will be here for that.
Excavation scheduled for January 24th! (crossing my fingers that it is not a hard dig)

I already have 811 on my list of things to do and bought a few cases of water and powerade for the crew, and some of my plumbing equipment was just delivered yesterday (skimmer, pebble-top channel drain, leaf canister, multi-cyclone filter, and water leveler), so at least the in-pool items are on hand for the plumber.

Other than clearing out a couple of items for pre-grade, anything I should consider preparing for now?

p.s. @Nikilyn I ordered some samples from Mineral Tiles and the pictures on the website do not do the actual tiles justice. The iridescent tiles are beautiful in the light.
 
SWEET! Getting closer to the big day!! Pull all of the manuals out of the equipment and put the equipment in a safe place no one else can get to to be on the safe side.

Yay! Can’t wait to watch it be built. I’m so glad you were happy with the tile samples. My husband didn’t want me ordering samples but I’m so glad I did. The pictures online just don’t do them justice. Just one word of warning about the iridescence. If you need to have any places of your plaster sanded that is near the tile, PROTECT IT! We had some rough edges sanded and they scratched the iridescent color off 😞. It never crossed my mind something might happen. It‘s not all of them and I know I’m the only one who notices, but I AM the one who notices. No problems with normal use and brushing but a sander is a whole different ball game.

My wife and I were the opposite. I had about 30 samples in the cart and she narrowed it down to 6 samples for purchase, and found 3 we really like for our pool in person.

Thanks for the tip on the sander. I'm sorry that happened to you. I'm glad nobody else notices, but it is still hard when you are the one that notices the imperfections.

I wound up having to be the PM because the only thing these builders do is throw random subs at the jobs and hope for the best
we are going on 11 months and now the shotcrete is being chipped out to fix poor workmanship ( watch your shotcrete coverage and trust no one

I have to clean up my subcontractor list (I haven't made decisions on each step yet) and there are quite a few that would not come to my area, but don't mind sharing (I can't share my exact list as it is setup due to my contract with my consultant.
A while back, one guy in one of our resident Facebook pages was talking about how great doing an owner build pool was and had a sub list to share. I contacted him and he wanted to charge money for the list due to all of the time he spent researching and vetting the subcontractors. I asked him if I paid him for his service of vetting subcontractors, was he going to guarantee their work? Never heard back from him.

Ouch! Do you mind sending a message with the name of your original Shotcrete contractor? I'd like to avoid that as much as possible.

The topic of your signature line was a major Pro for going the OB route. A lot of people do not realize that Arizona statute dictates the payment schedule for pool construction contracts. I did not want to have to pay in full prior to plaster.
 
Another quick update.

Layout was just completed and we ended up moving the skimmer around the side (prevailing winds are all over the place here).

Excavation is next Monday and our consultant just let us know that the plumber we selected had some spots pop up, so that will help.

Now it's starting to feel real.

Another update! Yard destruction/pool construction has officially begun.

Spent yesterday prepping for today's excavation, Thanks to great advice from my consultant, I moved the decomposed granite in the access route off to the side so it wouldn't be worked into the dirt. I tied the tree back in order to avoid removing it, but I had to remove a few bushes and ornamental grasses that were in the path. Also tried to protect the sprinkler box using another tip, but that didn't work well for me.

Excavation crew showed up right before 7 and broke down the block wall for access. I watched them do their test dig and breathed a little easier every time I watched that bucket sink a little lower per dig. I lucked out, because they were able to get down 5 feet before hitting rock (in that spot), so it was only going to be considered a 2 foot hard dig (most of the pool owners I spoke with around me had a hard dig starting around a foot deep).

The crew was friendly and helpful. They pulled out some good sized boulders that looked pretty good and asked if I wanted to keep them (makes it easier for them if I keep it) and spent a bit of time moving them into good places.

I think the crew did a good job with the ground they had to work with. The grotto bench area looks strange as I am pretty sure one of the boulders popped out of the ground there. Also, while the test dig went to 5 feet, you can see where the rock starts at around 2 feet by my ledge and they never mentioned it. The crew stayed completely off my paver driveway, which was greatly appreciated as other neighbors have had to repair popped border pavers from their excavations. At the end of the dig, the crew actually tried to level out the dirt in the front yard to make it easier for me to fix. It was nice that they were finished in 7 hours, as the last pool near me was 5 days of jackhammering (I work from home most days).

Lastly, my one piece of advice (as I combined a few different ideas around here) would be to print out your design plans to the correct scale (required 11x17 for me) at a print store with lamination (great price for 3 pages for me at Staples) and leave them somewhere that your subs can view them. I ended up buying an Ikea MALA easel for this purpose (couldn't beat the price) using binder clips to attach the pages and left it on my patio with a cooler of water and Powerades and snacks for the crew. I was surprised how many times I watched them go up to it and look at it as a reference point.

Now time to go measure. Could someone point me to the right offsets for depth and sides? I believe 16" side to side and water depth is 11"...

we were rewarded by having pizza scraps left all over the property for our dogs to find and 3/4 full drinks to throw away ( yes we placed trash cans for them )

I like the laminated pictures , I agree with your thinking, I do not believe most of these subs can visualize what the plans will be building
I would show them my 11x17 prints and they would destroy them by end of day , we wound up taping them to the inside of one of the windows

Good choice on moving the gravel. We didn’t for our first pool and lost all that rock. We knew to move it this time. We spent way too much money on that rock to have it ground into the dirt 😂.

I expect some trash to be laid around, but the dogs getting into scraps and risk of getting into food wrappers would infuriate me. I've had dogs that had to have special foods, so table scraps were completely forbidden. My last dog passed away right before the pandemic (she was 15) and we decided to wait until we had constructed our pool before we got a new dog to avoid any chances of injury to the dog due to construction debris or just the off chance that a kid opens the back door without a gate back there.

Luckily, this crew disposed of all bottles and wrappers properly. I haven't measured the pool, yet, but everything else about them seems like they were far superior compared to the work I have seen in threads and in my neighborhood with the level of care they showed for their customer's property.

Let the dirt/mud begin!!! :party:

For the measuring you add about 8" for each area you are measuring so it would be about 16" from side to side and 8" from bottom to middle of the skimmer face area.

Thanks, Kim! I was thinking 11" to the top of the bond beam accounting for 6" tile, so looks like it should work out the same. The reason I was trying to measure to top of the bond beam is because the excavators left a string across the pool that matches the line on my plan for depth and would make it easy to see the exact measurement to that spot. Not sure if that is typical, but I never noticed in pictures.
