Goodyear, AZ (EMR) O/B Pool Deliberations - UPDATE - Pool is Filled!

sigh..................why does that card get played so often???? This is a MAOR red flag to me! This means you are not willing to learn new things! Good for you in pushing back and showing him the TRUE info.
I expected it at that point in the discussion and was definitely prepared for it. Still frustrating. I'm of the mindset that just because you have been doing something for X number of years does not mean that you have been doing it right for X number of years...
Not just for O/Bs......this is true for ALL builds. Yeah you are paying someone to to over see your build BUT they won't care about it like you will. Ya know all of their years of experience :roll:
Very true. I think in many ways it would be more difficult when you have hired a PB that you should be able to rely on, but I think O/Bs may have a difficult time if they are not prepared to engage with a subcontractor that is trying to tout experience over best practices.

OH I like that idea! Just make sure it will be safe to step on down the road.
I could definitely see that concern, but it will only be inside the grotto, which unfortunately (mainly due to space constraints) will not be deep enough to get out of the pool. I can't see how it could be used as a step (grotto wall will be on both sides of the bench), but crazier things have happened.

So, inspection failed, both with the city and with my consultant.

City inspector came and stated that the steel sky bars were not per the engineering plan (did not have the correct spacing, but did have the correct size). He also thought that because my grotto was over 36" high (per plan) that I would be encroaching setbacks, even though the information was listed on our design plan at the time of permit. :oops: I had previously checked the setbacks myself with the planning office prior to even hiring the consultant, but he had to double-check himself. He ended up calling me back a little later stating that my setbacks were okay.:cool:

My consultant's inspection (after the city inspection occurred) found that my heat pump was plumbed backwards (don't know how I missed it). He also looked and saw that the additional surcharge for steel wasn't installed for over the 5' water depth (city inspector missed it), but everything else looked good.

So now waiting for steel to come back out so I can move forward. Still a month ahead of schedule, but glad my consultant caught a structural issue that the city missed.

What an up and down day you have had!!!
It' has been a roller coaster the past 2 weeks, but my heart sunk when the inspector said I was encroaching the setbacks. I had emailed the city planning department about the rockwork setbacks long before I even hired a consultant (when I was planning on doing the design myself), but that would have been a fight I really did not want to have.

Very glad he caught it. He definitely is looking for other things that city inspector did not appear to be looking for (depth of steel for steps, depth of steel for bond beam and grotto pad, plumbed to schematic, etc.).

I hope your experience is going smoothly so far.
 
We have one too. We went to CDC Pools during the build and my husband was sold on it. It made a big difference after plaster. It was filled with pebbles. Glad get didn't make it into the filter.

I didn't even think about the loose pebbles that will end up in there! Are you finding a lot of silt in it, especially after a monsoon or haboob?
