Contract signed...Should be swimming in April, NW Houston

It was a sight, all the neighbors who wanted to watch the lift missed it...lol...

Just think! It will be done in time for the wedding!!! :party:

The pool will be, final landscaping and drainage will not. That is the point of contention.

Well slow and steady wins the race! The crew is compacting 3/8" gravel under all the steps, seats, and sun shelf. Pool fill is slow however this is how they want it to happen.

Hopefully today they finish the gravel, set equipment and plumbing run. Electriction and Gas guys are set to return and make connections...

Well another update and they are not as far along as needed.

Yesterday they did not show so I called and was informed a little ill so no work by them. I did have the electrician return and make the power connections at the equipment pad.

I did not like how they set the equipment so yesterday evening I reset it all 3" higher so it would not be in a hole!!took the excess gravel and installed some weed barrier built the area up!!

They are 60% complete on backfill, another set of hoses to connect around the spa. and then trench them all to the equipment. Cement deck and stonework. Remember the 20th is a contractual completion date. They are not looking good at meeting that date. We shall see. Hopefully today we will have all hands on deck an I can provide a better update...

Interesting thing happened yesterday.
After being late and not showing up for 2 days this week, I reminded my PB the contract has a stated completion date and my laywer is drafting a back charge document at this time for 10% of total project per day they are late.

WOW that woke somebody up.

We have a full crew pouring cement now, stone work set for tomorrow and pool wrap up slated for Friday or Saturday latest.
And if you look closely you will see the bonding wire in place!!!

Pool build status update 4/21
Pool is up and running finally, the gas meter cannot supply enough gas to the heater so it will not fire off. I figured we would have that issue. I have already requested a meter upgrade, I just hope they can get here QUICK!!!!

Stone man showed up yesterday, the PB did not order all the proper travertine so they installed what they could and will return Monday and Tuesday to wrap up the project. Needed 4 squares with no bull nose for the corners, also need double bull nose for the spa/pool wall. Also wrapping the waterfall with Noce stacked stone with a bull nose travertine top.

Sitting in the Pool yesterday cooling off I found two major cracks on the flat surface where the pool and spa meet, these catch your fingernail and you can feel them. I informed the PB and advised to note in the file. The construction crew install the sump pump tube 3.5 ft off centerline. It needed to be 4.5 ft off center line as now the waterfall will sit over half of the cover!!! I told them they must provide and install a sump pump and leave the hose and power cord coiled under the waterfall so I can access it as needed. The waterfall will have a 2ft wide opening in the back so I can get the skimmer basket out.

As you can see we laid down some sod and mulched yesterday. I am full speed ahead on all small projects so the yard is ready for the party next weekend. We have to stain the pergola today and stain the fence. I still need more sod, only issue is all places near me sold out yesterday...

Still dealing with the missed contract completion date. I am discussing our options with our lawyer and the wife.

All in all I thought going fiberglass would be quicker, somewhat stress free and cleaner. Well it was just a stressful, from start to finish a gunite pool would have taken same time, and no construction project is clean!!!

Rant over, just happy we are where we are!!!

Equipment in a hole?? They did not even try to make it look nice AND it would be bad if you got standing water there! Good job fixing it and making it look nice!

AMAZING how they can come to work when the L word is used :roll: REALLY?? I am glad you got their attention. I am sad for the person whose pool is not being worked on...............you know the one they WERE working on ?

Of course the gas meter is too small....why not that be "off" as well??? Here is hoping they do come in soon to fix it!!

Again......of course he did not order enough and the right stuff for the coping............Do you know if it is locally sourced?

Talk to me more about the two cracks?? Is it that it "broke" or it did not "seal" enough? Where they two separate pieces? Did you put your finding in writing to him?

2' is not much room to be getting to something! You will have to really get down to get to it BUT this is not something you will need to get to very often so it should be good but still!!!

SOLD out of sod????? WOW your area is really getting into the "spring" clean up and fix up!! Think you will be able to find some this week?

It will be interesting to see where the "contract date" thing goes. I WOULD nick him for at least the two days they were a no show to get your point across!

Yeah most builds, no matter what is being built, has stress and problems BUT it does seem as if yours was a little extra stressful.

I am really hoping things look pretty for the party!! I know YOU are doing your best to make it happen! :hug:

Thanks all, in time i will laugh about it all. Now i am trying to make sure the tile/coping go smooth as i will be in Charlotte for 3 days.

I oversized the heater 11,000 pool and 400k heater. When i want hot water i want hot water!!!

I will keep everyone updated. Right now they are 3 days past contract date. 30% of contract can be back charged. Of course what does this due to my warranty???
My lawyer will make a call to the PB tomorrow...

It should NOT impact your warranty but it can impact the person holding the warranty attitude so.............it is a fine line. Maybe tell the PB that if someone is working in your yard each day putting in a FULL days work then you will not exercise the 10% penalty. Just an idea.

They are working hard to wrap it up, PB crew took connection for water feature that set the tile guy back, like I mentioned they semi covered the sump pump access. It should be complete today if mother nature does soak us!!!

I get home tonight about 6PM.

Anyone know how to adjust the gas regulator to increase pressure?

centerpoint says that you have to replace the meter. i have reached out to them. all it takes s money (was quoted $375 i think) and time.
they told me to call back after all connections are complete. they will leak test, then replace the meter.

Yes, they replaced the meter and added a regulator, I just went ahead and repaid to get this moving. I am sure I could tweak the regulator however I am not blowing up me Casa!!!


POOL IS DONE!!!!!!!!

Is this propane or Natural gas? You cannot "tweek" the regulator to get more Natural gas. Propane has a little wiggle room but you need to have the Propane Co. do that. If you want more (Natural) gas, you need to increase the pipe size from the meter to the pool heater. Is this a remodel and you are using an existing gas line? Or is this a new build? And if so, why didn't you get a larger size gas line from the start? Sounds like this is something you wanted from the start.

What is the diameter of the gas line? How far is it from the meter to the pool heater? It may already be large enough for the 400K, if you are upgrading from the next lower size heater..

Note: I have not read this entire post, just from where i was mentioned.

Yes I know I cannot tweak the regulator. Here is the note from my gas supplier.

I’ve received your request to upgrade your meter for a pool heater. With an upgrade, you will go from 4oz of pressure regulator to 2 lbs. of pressure regulator.
