New Geometric Owner Build in Orlando

It's going well, just finishing the cure and startup procedures. The water is still a little cloudy, but I will admit that we were busy this weekend and the pool didn't get the attention it probably needed. Should be working on the balancing of the water this week, so hopefully things will clear...

What services are generally covered by what subcontractors?

My best advise is to just ask. No one is going to give you hard time asking them to define their scope. My plaster crew provided all the return fittings for my pool, but I only found that out by asking them (albeit after they had done the plaster while we were waiting for it to fill). Most of...

2 years of planning and it’s finally DONE in Tampa!

Question for you to compare notes. Who is roughing in the plumbing prior to the shell being shot? My plumbing guy said on a pool only (my case) the shell is shot and they just leave holes in the concrete for the plumbing to pass through after the fact. I ended up roughing them in myself one...

    Travertine coping?

I used a 12x24 travertine coping on my pool with square corners (no bullnose). Check my build thread for photos, but I like it way more than the rounded edges. My deck subcontractor said the 12x24 were just standard travertine pieces and it did help reduce my costs.

New Geometric Owner Build in Orlando

Getting so close to the finished product. Got a bunch of small punchlist items to knock out (hopefully get most done next weekend). Got the landscape and hardscape lighting in last weekend, and had a problem with the plaster install fixed (they plastered over one of the deep water returns, but...

They started the full right after acid washing. The finishing sub is using an acid startup.

Water is currently going in, should be around 13.5k gallons, but it’ll be interesting to see the exact amount.

New Geometric Owner Build in Orlando

Update! Got all the electrical work completed over the past few weeks and got past our Final Electrical and Safety inspections. Tested the Globrites out briefly and lit up the entire backyard. Got a landscape designer onboard as well and got the design complete and landscape installed, then...

    Waterfall Light Control

Jim, I'd agree. Switching the lights downstream of the transformer should give the control needed. I'd have an additional switch installed, have the original switch wired downstream of the transformer, and have the transformer hardwired to the panel with no switch between the transformer and...

New Geometric Owner Build in Orlando

Kim, that’s what I was thinking too. I’ve talked with a few big builders (not in my area since the local guys take offense that I’m doing this myself) and the response I’ve gotten is that they have their own guys that are trained in the complicated interfacing scope. I’ve found that the finish...

In the process of choosing a builder - Space Coast Florida

I’d wait until the 7th then. A week isn’t going to make or break the project and it’s bettet to get a few bids anyway rather than just go with who is open during the holidays. I know you’re excited to get started (I know I was), so I’d use this time to browse Houzz and Pinterest for ideas and...

New Geometric Owner Build in Orlando

Quick update! Deck is all done and progress has slowed during the holidays. Should be starting the clean out for plaster the first week of January. Question to the other owner builders/pool contractors, when you are dividing up the scope and need things like water feature weir boxes set...

    Pool Return & Skimmer Locations

I would move the skimmers such that the flow of water is not directly into them, but rather slowly going by the skimmer parallel to the wall. If the return is directly pointed at the skimmer as the water goes across the pool towards the opening the flow spreads out, and any debris outside the...

New Geometric Owner Build in Orlando

The travertine is called Light Beige and is from Baystone. It’ll eventually be laid in a French pattern. The guys worked for quite a while on Friday leveling the ground and getting started, but the weather made them stop early. Should be back Monday to finish the job, but here’s some progress...

New Geometric Owner Build in Orlando

Looks like the guys were out and knocked out the coping. Should be getting the field started in the morning and hopefully have a complete deck by the weekend if the weather holds off.

Update incoming! We have received the travertine and the crew was out installing the coping yesterday. Hopefully the deck will be complete either Friday or Monday at the latest.

Really NEED some input! Dig is done! Coastal SoCal new build

Completely disagree. You're paying good money for something that is a permanent structure on your property. Talk to your builder and make him fix it, and don't feel bad for doing so. Your builder should be equally upset with his subcontractor for doing the poor work and has the ability to put...

New Geometric Owner Build in Orlando

The gas line conduit is 12” below finish floor under the deck and 18” below finish grade to the meter on the side of the house. We are able to run under the deck since we used a conduit so the line will always be accessible by pulling it out if needed.

New Geometric Owner Build in Orlando

Update! Worked yesterday on the water bowl and waterfall columns. Needed to get them started so the travertine installer can butt up against them. The middle two columns are going to get an extra course of block and the waterfalls installed this weekend. Ran out of light yesterday to finish...

New Geometric Owner Build in Orlando

Thanks for the compliments! Tile was completed on Saturday with the edge tiles placed on the steps and sun shelf. Ended up having the grading sub come back out on Monday to perform final grading in preparation for the decking to be installed. I've got a little bit of work to complete before the...

New Geometric Owner Build in Orlando

UPDATE TIME! So there has been a ton of small movement over the past few weeks, but nothing major to write home about or show off. That is, until this week. We finished up all the plumbing inspections and underground work, and then it was on to pouring the screen footer and having the tile...

New Geometric Owner Build in Orlando

Moving on! Plumbing was mostly completed yesterday, just waiting on the inspections. Also, the plumber installed our equipment pad too close to our gate into the backyard and will be relocating it further down the side of the house. He was quick to offer to fix it, so no harm, no foul...

Looks great! My OB is about at the same phase you are, so I’d say it’s a race! Your design looks great, and I can’t wait to see it progress.

Thanks Kim! Im actually traveling for work as of this morning, but I set up the shell with and automatic watering system using soaker hoses and a hose Bibb timer, so it should be all good. Hopefully plenty more updates next week.

New Geometric Owner Build in Orlando

Update! Gunite was completed late yesterday afternoon and I cannot say enough about the crew that performed the work. They did a great job and you could tell there was a sense of pride in their application. Next steps will be pre-grading happening early next week, then underground...

Update! Moving along, however slowly. Quick photo of the finished steel from yesterday, and a small update for this morning with a much bigger update to come tonight. And today.....is GUNITE DAY! I'll have a much more in depth update this evening, but right now, things are moving! The...

Got everything sorted today and all inspections passed. Gunite is scheduled but the company is about a week out, so that will be the next major update, hopefully before November.

New Geometric Owner Build in Orlando

Thanks everyone. Going to look at travertine today and have our fist set of inspections. We passed steel and electrical, but unfortunately failed plumbing. I had a feeling we would as the sub didn't want to pressure test the skimmer "because the inspector isn't looking at that, just the main...
