Thank you - the leak detection company that came out to test our irrigation last week did this with our water meter and confirmed no leaks. I can definitely ask my neighbors to check again. I don't think we have any gophers thankfully but we do get bunnies from time to time.

Yes - we did ask neighbors on both sides to check their lines as well. They don't have any leaks.

Yes it’s pool-rated :) On a side note it’s very sad that so many beautiful tiles are NOT pool-rated.

Here’s another tile I was thinking about. I love that it’s a different shape (picket style) and I love the marble veining. What if I install something like this for the entire thing? Waterline plus above the waterline?

Here is a picture of the current state. We’ve already had the coping redone and the stones and tiles remove. As you can see we are adding a deck behind the spa area. I’ve also included a picture of the glass tile I really like. Struggling with waterline tile.
