Request for quote/pricing idea help

We bought our house mostly for a pool about 9 months ago, but have been having nothing but issues with it since. We planned on doing a '5 year complete rehaul' but now I'm trying to figure out the scope of what I want/can get, and price points.

I've reached out to some local builders but they're surprisingly difficult to schedule, so now I'm trying to 'level set' based on people's experience. And with that - I am curious if people wouldn't mind sharing what they experienced pricing wise for their pool/specs? People who did a reno vs full-build, esp.

In the past I've been quoted '50-60k for a gunite kidney pool' from a home builder. I am likely wanting something large, rectangular, top of the line pump/incentives, spa, and extending it into a firepit/kitchenette. So In my head I am figuring ~150K based on my research.

But if I can do the 'pool' sooner, for less, and do the rest later - I might go that avenue. But struggling with my research here.
 
Would you consider doing an Owner Build?
Looking into the page, seems interesting. Honestly likely far more involved/time intensive than I'm comfortable with, but depending on cost/time savings, could be an offer. Or at the least, I can hire a general contractor, I have a couple in my phone from other projects.

The BYOP website that is linked seems peculiar; comes across as cheap but if it's recommended here, must be good.
 
How do people end up going about designing? Is there a good website for schematics like there is for housing?
Since I made this post I've been messing around with ideas such as this, but obviously I am just thinking of 'end result' want ideas. No clue about the plumbing or technicalities of it all.

I am going to share a link with you we started to show off plaster colors but it is also wonderful to show off different pools:

Pricing is SO different from area to area it would not be worth your time to even look at a price from even across town from you if your twon it extra big like Dallas.

What we suggest is to get at least 3 quotes. Share them here with us and we will help you weed out what you don't want and what you need.

Last year we looked into an IG pool since my son got a quote from the same pool store and it was affordable to us.

But that was 2019 prices and it was 2022 so for a vinyl Grecian 16x32, SWG, Heater, Diving Board with a deeper deep end and 3 foot concrete around the pool it was $75,000 in NJ. The store said tack on another $15,000 to $25,000 for items not part of the pool package (extra concrete area, fencing, ...) so out the door minimum would be $90,000... not affordable to us. I'm sure pricing is different throughout the country.
 
Thanks for everyones reply and warnings. Good thing to keep in mind. Guess I'll just keep working on design ideas and harassing local companies to actually come talk.

If anyone has recommendations on how to design the pool, I think of everything in the Owner Build pool that's the only thing I'm struggling on how to start.
 
Realtime Landscape Architect has a free trial that I played with before talking to builders. The number of objects available is limited, but I don't think there was a time limit on it. It worked well enough to import my survey, get the buildings laid out and make a general pool design.

VIP3D is what all of the builders I got quotes from used. Monthly subscription says $150 or $200 depending on version. Also has free trial, but doesn't mention if there is a time limit. I didn't try this one at all.

I sketched our pool onto paper after being inspired by a few roman/grecian styled pools on pinterest. I shared with my family, made a few tweaks based on our agreed upon wishlist and presented copies of my drawing to each of the 5 builders that we were interested in. One of the builders never bidded our project, one of them did not include the SWCG into the bid and made changes that we did not ask for, one of the builders never showed up for our appointment and did not call, one builder's price was well over budget and tried to get us to do only a rectangle pool when clearly we knew what we wanted, and the builder we went with gave us a 3D rendering of everything we discussed the day after we met, was super helpful throughout this entire process, and has given us everything that we wanted and more. So call around, don't go the cheapest route and don't go the most expensive route either, stick to what you know you want and make your voice heard throughout the process. It's worth extra money to be stress free and get what your heart desires out of this project. Place a 20% cushion into your total project budget for things that may come up like dirt hauling, an unexpected retaining wall, just for anything unexpected. If you don't use it, it will be there for other things you may want or use it to invest. Ask all of the questions and then ask more! It's your money! 😊

Def my style of thinking. "if it can go wrong, it will."

I'm in the middle of trying to get quotes based on 'all in', pool only, kitchen only, lounge area only right now. Hard to know when I hear people quote 50k, and 200k, within the same relative area, but so much more goes into it than I see from a single image.

That never tells the story. House 1 got a 3 ft border of brushed concrete and house 2 got 1500 sq ft of marble/travertine. Or 100 other *fill in the blank* things that are drastically different.

The only thing that matters is how much what you want will cost. It can still vary greatly between builders.

This and ALL of this! It really varies which is why you're getting ballpark figures from everyone. The size matters, equipment matters, finishes matter, your square footage matters, what's currently in your yard matters, so you won't get a solid figure for what your project requires. It truly varies from builder to builder. Read everything! Make sure it's what you want because again it's your money!
