New build in Frisco TX

You know what I am going to do? I LOVE your picks so much I am going to lock you into them!

Now I do have the key (not sure where it is right at the moment LOL) to unlock you but really think this is IT for your pool!

Re:  New build in Frisco TX

Thanks for the encouragement :). We intended spa to be the focal point as there are not other water features except bubblers on ledge and deck jets in the pool.

LOL ..:kim:Thank you for locking it, I hope we stick to it for now.

I'm also debating between Pebble finish and their regular finish. Few folks said that, pebble feels little rough on feet and on brighter side, its a saving of 2K by going with regular finish :)

I'm leaning towards 'MARINA CAY' in regular finish, pic here from the catalog:

Here are some updates!! We r waiting for decking to be poured and soon I'll be asking lot of questions on Ph :)

two things that worries me at this point.
1) on the coping they did some direct cutting days after the stones were set and the shape looks odd to me. Should i ask them to fix it?
2) The spill looks very high to us but the PB thinks its alright. Pics attached.

Please share your thoughts as i'm really unsure what to do.

That coping does appear to be cut "funny" but I think a lot of that is what ever that is beside it. I think once the concrete or decking material is done it will look find. Can you take that board (?) out and look at it that way?

Spillover-Can you take a pic from the outside of the spa level with the spill over to show how high the water will have to be for there to be any water to go over the spill over.

When you say your spillway is high do you mean in reference to height from the ground to the top or are you speaking of from the height of the future waterline, so meaning the spa will overflow all over before it hits the spillway. I just want to get clarification so we can comment correctly.
I'll comment on both just in case. If it's from total spa height the worse case scenario is you would need steps to get up there or build your deck up so it's easy access. I did that in my build
If it's a concern about the total water in the spa before it spills over, then you need to measure how far from the spillway to the top of the tile. Mine is just a few inches below the coping so my spa gets pretty full before it starts spilling over. On the same note, my neighbor spa drops water when in spa mode so I'm guessing that's something they can adjust once all plumbing is running and pumps are going

We are almost at the plaster finish phase, while we are away on vacation. Got the decking and grading done last week. I've a question about the extreme end of our pool, where the pool is way higher than the ground. If you look at the pic below, its showing the difference between retaining wall brick on the ground and the top level of the pool by an arrow. The PB has just leveled this area with dirt but i'm pretty sure that, heavy rain will wash off the dirt, and then ugly side of the pool wall (which is just bare wall without any plaster or stone) will show up. Should i raise a concern and get the PB do some stones on the back wall? IS there any other suggestion to solve this issue? The rendering had all plants but still the ugly back wall will ruin the entire view from that side of the pool. Suggestions please.

You and I both KNOW that dirt WILL get washed away with the first good rain. What is your plans for sod or landscaping for that area in the future? Until you get that put in you need to find someway to keep that dirt there. Let us know of your plans and timing and we can go from there.

Thanks Kim, Sod and Landscaping will definitely come later but the bigger question is that, even landscaping will not hide the unfinished wall, which is high up and left un-plastered from outside. Wish i had a picture to show how it looks. Does anyone have similar wall that, i can show PB and ask to refinish from outside?

I got ya now! I would have them "finish" it just like they did the outside of your spa so it all matches. It will be a much better finish than just a blank wall AND you will not have to put plants that close to the pool if they "finish" it. Plants=mess LOL

Know he might ask for more money as it is extra stone and labor. I just want you to be ready for it and have some thoughts in mind when/if he says anything.

Here are some updates:

Our build is delayed now, PB is adding flagstone to entire back wall in the problem area mentioned in my previous post. They had to completely redo 35 feet of coping. I wish they had suggested or guided us about few things during the design process. We would have loved to put a raised flagstone wall with sheer descent on one side of the pool. They are redoing the coping on that particular wall but I'm scared to even ask because plumbing etc. is all done. So, i don't think we can add any sheer descent now. Does anyone know how much it would cost approx?

We r happy that, tiles on the steps are looking good....but don't know whether it will add any complications for the plaster. Here are few pics.

Time to buy the test-kit. Is TF-100 the first one to experiment with? Can someone confirm please?

I bought the deluxe TF-100 model with all the extra and told my PB not to give me any of the extra stuff that was included. The kits is great. I've been testing daily.

As for a sheer decent you can ask. It may be possible to run a line into your current pump with a valve. If you needed an extra pump it would be a lot of additional work.

Adding a shear descent at this point could be structurally problematic as they are usually designed into and built with the pool. e.g. when gunite is installed. However, I am far from a structural or pool expert so it never hurts to ask. Cheaper now than down the road for sure.

Water filling in since yesterday and pool school scheduled for tomorrow. Love the plaster color as we wanted to be able to see what's at the bottom....btw found a small dead lizard in the water this morning. So, when the equipment starts running, should we expect lizards n bugs in the skimmer or in pool water?
