Heater issues Jandy JXI400NN

New pool build completed in March 2023.
Jandy JXI400NN heater drum replaced in March 2024. Last year you all were very helpful when we were having issues with our heater. The gas guy didn't set stuff up correctly so that was the issue. This impacted the heater and I guess it was getting way too hot? I don't quite remember but we've had no issues since then...until now.

I'm going to attach lots of pics and this post might seem all over the place but I want to give all the info bc I think it all could be connected.

Now our pool builder (who also maintains our pool) says he has had to replace 5 different customers heaters like ours that use the Jandy JXI400N. He says all these customers are people that use their pool heater over the winter. Basically when we turned the heat up from 60 to 70 this winter, all this brown stuff came out in the pool. The vacuum bag was full of it. I don't fully understand the explanation he gave. He said the brown stuff is burnt calcium from the water or something?? He wants to replace our heater with the "older more reliable version"
When I was swimming laps when I noticed the brown stuff, my lips kind of almost stung. And the water tasted different. It's hard to describe. Normally we get compliments on how our pool water is gentle and soft, now it just feels harsh and dries out my mouth and even smells a little off. We bought our own test strips which I know aren't always accurate. The pool builder (who also maintains it and the chemicals) basically blamed us and said they didn't know we weren't using it as much this winter as last winter or something. They came out and tested it and said it all seems fine. He told us to leave the pool open so it could get fresh air and sunlight and rainwater. I swam last night and the water still felt the same/tasted the same. Harsh. My hair is super dry too. They said they added some muriatic acid or something. I also noticed bleached leaves in the skimmers lately which I have never seen before.
Our bluestone edge where the water touches/the automatic cover retracta is discolored splotchy orangeish now.
See all the attached pics. Pool builder just sent us screenshot of the current state of the water.
Can anyone shed any light on this??? Is it all related to them doing a poor job maintaining the pool chemicals??

You need a reliable test kit for reliable answers. Test stips and the pool store test don't cut it.

I'd take the new heater and take over the chemistry. We will be your training wheels every step of the way. It might seem overwhelming, but we walk a great many through it every season, it's just another day at the office for us. It's easy peasy with just a little trying. :)

The JXI400N is a workhorse that is fine for many people. Your Pool Builder may build fine pools but does not know how to properly manage pool equipment and water chemistry.

What model old heater does he want to give you?

Get your own test kit. Taylor K-2006C or Test Kits .

The water chemistry from your builder is sketchy.

You should have adopted TFP methods last year when you were here.

I was afraid of that (not knowing how to manage equipment/water chemistry).

He said he wanted to give us the heater right before our current heater. I can ask for the specific number.

He said the test he used doesn't test for salt? Does that make sense?

Nope. Not with customers who have SWGs.

Did your builder open up the heater internals and examine the heat exchanger?

I believe what you see is the copper heat exchanger deteriorating from poor water chemistry and causing copper staining.

Here's another water quality test he had sent us a few weeks ago when I first complained of my lips stinging (see attached). You said the water results are sketchy. Can you tell me more?

The pool builder actually has his son doing the maintenance. So I'm really questioning everything right now and wondering if his son knows what he is doing. It's hard putting that delicately to the builder.

I will report back with the heater number he wants to give us once he replies.

He didn't open up the heat internals. I will suggest that.

He also said "there was debris in the water diverter which is causing the heater to heat water too hot" He cleared it out and said it should be fine now but he expects more issues with the heater going forward.

The problem is rarely who is following the industry chemical advice, but rather *that* the industry chemical advice is being followed.


You said the water results are sketchy. Can you tell me more?
The test strip means nothing. The bad angle pic of the Ph block is no help either. We need a current reliable test to be able to go from there.

Your pool service isn't going to listen to us anyway. Your choice if you'd like to let them keep doing their thing, or you'd like to step in. :)
 
That test just says the chlorine is too low and pH is too high.

There is more to water chemistry then those two tests.

I suggest you review…

 
Came home from work to a guy installing a new heater. The guy said he has had to replace so many Jandys bc of issues and so our pool builder got this one. He said Jandy was also slow to respond to the issues/concerns.
Thoughts?

Came home from work to a guy installing a new heater. The guy said he has had to replace so many Jandys bc of issues and so our pool builder got this one. He said Jandy was also slow to respond to the issues/concerns.

The saga continues.

My daughter and her friend were swimming for 2 hours yesterday and then said their armpits and privates were hurting. My daughter swims year-round and is NOT chlorine sensitive. I had them get out and rinse off. The pool guys continue to insist that the water is safe to swim in (even though the chlorine level is 7).

They are draining the pool 2/3 of the way down as I typed this and then refilling it. They insist the water issues have to be from the brown stuff/exhaust the old heater (that they replaced) was putting out into the water.

I don't know what to make of all this.
