Does the pricing for this type of project seem reasonable? This is our first pool.

Hello and welcome to TFP! Here at TFP we have found it is best to get at least 3 (try for 5) quotes within your area. Each area is VERY different in pricing. In Huston, TX the pricing is very different between "inside the circle" and "outside the circle". You are welcome to share the details of each quote here and we will help you pick out the features and equipment for your pool. Make sure to get all model numbers for the equipment to make sure it is apples to apples.

I like your design. The only thing I would make sure of doing is adding high contrast tile to the edge to each step so make sure no one comes running from the house and thinking they can just jump right in.

Holy !! That seems ridiculous but as Kim said, the only way to know is to get multiple quotes. How is the spa going to be heated? Maybe I missed it but will it be gas and is that included in this project or are you doing it separate?

The spa will be heated by gas. It is listed as an add on after the 300k estimate. (It should be included in the project).
 
Based on the rendering, it doesn't look like that much fence is required yet the $12k line item seems outrageous.

This is pre-pandemic pricing, but in 2019 I paid $37/linear foot of Western Red Cedar Privacy Fence and $44/linear foot of black aluminum fencing.

Also tacking on $800 for the port-a-john rental on a $300k project is absolutely hilarious.

That almost seems like a "We don't want this job, but we will do it for this price" kind of quote.

$7k to $10k for landscape lighting is the one line that jumped out to me as absurd, but there are plenty of other red flag costs in that proposal that just seem like they either don't want the job but will do it for that price, or they think they can command that price based on the area conditions or neighborhood.

Always a best practice to get multiple bids. While pricing does vary across the country, that seems way high for any part of the country I've seen posted here recently.

Based on the size of the pool, and the added features, the pricing looks to be about 2x what it should be. $8k for a heater/Chiller? The biggest you can get is in the $4K range installed.

I would get other quotes, and agree with gingrbredman - it's a "If you pay it I will come" quote.

The heater/chiller only looks a little high to me. I just had one installed and paid almost $7k (although over $1k of that was the long electric run). I'm in Tampa so of course prices vary. Also, if you want gas, make sure you know what they are including...are they running the gas line or do you have to do that outside the project? Make sure they put a gas heater in the quote. I *believe* that only heat pumps come with a chiller option so the quote you posted appears to be for a heat pump, not a gas heater and a heat pump will take a long time to heat up a spa.

Prices spiked for pandemic, but that's 2X. Get at least 3 more quotes. My friends in Virginia are on a waiting list just to get a quote. Take your time with quotes and details. No amount of pool water will cool you off if you get burned.
