I would negotiate your payment schedule. There isn't any holdback at the end. Also everything is due before it happens, so you might see if he'll change that to after excavation, gunite, etc. I can't remember what ours was/is but I know we paid after completion of a phase and we have 5% hold back.

Yeah I wish that was an option but all the builders I've spoke with their schedule payment schedule is basically set in stone.


Yeah, we were 30% after each of those and 10% after fill.

Make sure the filter pump is variable speed.

I would skip making the deck match. We have rock salt colored concrete deck, it is great, maintenance free, not slippery, not too hot and still looks great 4 years later.

It was a VS pump in our meeting. I'll make sure they get the model numbers in the bid to confirm.

The problem is my existing patio deck is just brushed concrete and looks very unattractive. I do need to look more into longevity of the spray dek.
 
Quick update :)

Contract was signed today. Was advised pending plan approvals and permits to expect a 4-5 week turn around time however they cannot get permits until the electrical reroute is complete. I have a feeling this is going to be longer than a kid waiting for Christmas!

Changed a few things on the quote:
-took out fusion salt system w/ mineral cartridge based on the forum and they're doing the aquapure salt kit instead
-4 nicheless 30 watt LEDs in the pool (this would mean one light every 8ft, should be sufficient I would think, I always here people w/ the nicheless lights wish they would have added more so I hope this isn't over kill but don't want it to not be enough)
-1 nicheless 30 watt LED in the spa (thinking I might need to tone this down to 20 watt, suggestions?)
-removed pressure cleaner and will be purchasing either Dolphin m4 or m5 from the store around the corner who is selling the m5 for $1350.
-upgraded to rolled edge spa, changed the spa spilloff to a stacked spilloff on the corner
-extended the back wall to 14ft @ 18" and 10ft 24"
-paid extra to have them cut the oklahoma flagstone via saw cut and rectangles for the coping vs just the random pieces
-added some electrical outlets and switches to the pergola

Below is the tile we're going with for the spa and rolled edges as well as for around the pool. As of now we're going w/ the Crystal Stones Tropical Isle, but might go back to the Midnight Blue or may even change it up and go w/ the Caribbean Blue. This decision is so hard!! Also below is the spray deck color we "think" we've chosen. This is much harder than picking out stuff to build a house!

Good luck on your build,it's gonna be great. I will tell you that I need to supplement my SWCG during the hot months. DO NOT trust Leslie's, come back here for advice. I use bleach. But I will try floating a tablet this year. Keep your CYA on the highest end of the spectrum and the chlorine will be better protected from UV.

Btw, was that at Noble Tile?

Thanks! Now that we have everything picked out and the fun design part is done its time for me to start researching how to take care of the pool once it's completed!

That was at Puryear Pools in Fort Worth. Some of the tiles and what not had a Noble Tile sticker on them though.

Good advice from NoD. I keep my CYA at 80. I often add a gallon of bleach before and after a swim party to supplement and be on the safe side. It is easier to me to add bleach occasionally than it is to adjust the run time or percentage once it is dialedmin for the summer. It is also convenient to know that a gallon of bleach adds 4ppm of FC to my pool.

Honestly, I think Claffey has so much business right now they just raise their prices as a way to manage it ��.

Yeah they're reputation is A++ that I didn't mind spending their premium. However when the sales rep wouldn't change to a standard SWG and advised if I removed the ozone ect it wouldn't reduce the price after I specifically asked 4 times they lost me as a customer. Granite I see most of the jobs they do are much more than mine so I'm sure they're not hurting over business.

Yes there is an authorized dealer and repair center a mile from my house! Now if I could only decide on m500 or s300i?!?

same boat (and same area) as you. the bluetooth on the s300/i isn't a huge deal for me and I suppose if I were to get a remote I'd just assume go with the dedicated one on the m400/500 but I like the basket better on the s300/i...

Yeah, I think the s300i is much newer so probably new motor and parts and what not but missing the 3rd brush. Not sure I need that as I really don't think my pool is going to get to dirty. I doubt I would use either remote but a dedicate remote would suffice better than Bluetooth imo. Choices choices! I wonder if we buy ours at the same time if they'll give us a discount? Do you know the price difference on each model?
 
The time has come! My neighbor is also starting their dig today as well. Will be interesting to see who finishes first!

And also to see whose pool is easier/cheaper to maintain!
