I hope everybody at TFP in the Houston area has stayed safe. Staying dry would be much more difficult! I'm not caught up on everyone's posts yet and will finish tomorrow but wanted to say that we added you to our prayers!
Also wanted to share. We got our HOA approval letter today! Woo hoo! For the pool and kitchen anyway. They playset (already back there - oops) and the fence we want to put in was denied because it wasn't shown by PB on the survey correctly. They aren't doing those though so I can't really fault them. Anyway, that's progress we're excited about!

That HOA approval was fast. Ours took 4 weeks.
At the end of the day - what's the point of reviewing plans? There are two basic rules for pools - don't build on the easement. Make sure drainage goes to front of house or somewhere that the neighbors don't complain.
You need 4 weeks to review that? And then there is no inspection after it is built? We have a corner lot - and you cannot drain to the side yard. But the home builder did exactly that - drain water to side yard. So HOA has no plan to enforce rules on home builders in the first place?
We can submit documents via an online portal but guess what, when they reply to us, it is via postal USPS mail - is that time wasting or what? Print letter, put in envelope, affix stamp, mail out - all can be achieved with a quick email. Especially when the reason for rejection is ' Survey plan not submitted'. Why even call it rejection - it should be called 'Approval pending receipt of additional documents'.
It's like the HOA wants to show that you are under their thumb. End of rant
Despite what I said above, I like having an HOA. Please just arrive into the 21st century.

I am glad it seems all of our TFP Houston area friends are doing well after the storm. As you know my wife's older sister also lives in Cypress, TX, they had about 1/2 inch of water on the ground floor of their house yesterday morning. Also my wife's younger sister's, husband's parents live around Katy, and we heard last night they had 3-4 feet of water in their house.
Yay for HOA approval!!!
I'm now catching up on the weather and earthquakes that have been happening. I'm so out of touch when I am at work and my first day off is usually spent in peace and quiet recovering from the intense constant noise on the unit of alarms, IV pumps, telephones, pa announcements, etc.
I'm praying for all those affected by the twists and turns of nature this past weekend.

HOA approval yay! We got ours last week and are waiting on utility marking. Hope the weather didn't back them up too much. Love the selection options.
We still have to close with the mortgage company and this rain is delaying everything. They finally submitted to the construction department and I got an email they were scheduling the feasibility study and was called for that to be scheduled... Uh.. That was done and paid for last month. Apparently there is a new processor on our file who was a bit confused.

I totally get what you mean. We were lucky it came so fast. My denial part didn't even have instructions to re-submit myself so I have to go find them. Lol
Oh no! It's definitely crazy out there. We have friends still landlocked in Coles Crossing with the water in their driveways. They are anxiously watching the skies and praying the water recedes before the water from up North reaches us. Praying for your family!

Yay for the HOA approval!!!! I was so exciting when we got ours. Sadly, I thought it meant we would rock and roll on a fast pool build. Then all those rains came among many other delays. (just a bit of warning here) I'm sending good thoughts that your build will go well and quickly!!

I'm not sure where you are in Cypress - for a suburb, Cypress covers a lot of diverse ground. You haven't mentioned any issues with flooding, so I hope that's continuing!

LOL DMS! I'm glad we're not the only ones and we ultimately came to the same conclusion. We ruled out that builder when she didn't want to give us a redesign!
Thanks Suz! We've been praying too. We're at 290 and Grand Parkway. We're pretty dry over here. Praying for my friends in Coles and Longwood, as well as Tomball/Spring. They were hit hard. On the plus side, my husband has been working from home all week so was able to help with the kiddos. [emoji322]
We locked our interest rate yesterday! Our loan officer said we'd be moving quickly and only did a 30 day lock! That means we have to be closed and funded within 30 days!
On another note I found out I was confused about the whole process. When they explained the construction draws I understood it to mean that as the PB needs funds for the next stage he'll request them and then we'll have an inspection when it's complete before they get the next draw.
Apparently all draws are done as a reimbursement and inspections are to verify that the work is complete before they get any money. This is the Homestyle Renovation loan. Have any of you experienced this? I haven't talked to my PB yet but I'm hoping they're already familiar with how it works and know they will have to float it.

Payment is typically after a stage is completed...so that should not be a surprise to your pool builder.

Pool builders should be like home builders...all payment is due after a full build. Maybe put a down payment of 10% at most upfront and remaining is due when you have a functioning pool.
Home builders have to go through multiple inspections and closing is only after you have a fully functional house that is complete in all respects.
This will also eliminate financially strapped pool builders - who take money from one build to pay subs for a previous build.
The stage wise draws are typically much more than what the work has been performed. You could pay 90% and still have a muddy hole in the ground.
It is surprising how one industry is so regulated and the next one is the wild west.

So... We got our closing information today and scheduled with the title company!! Woo hoo for a huge step forward! We close on Monday at 9 AM. I texted PB as soon as I learned but haven't heard back yet. Hoping we can get tentatively on the dig schedule for ASAP afterwards. We have the 3 day wait but they could start Thursday night right? Lol

How exciting!! I hope they get you on the schedule soon! I've seen pools by your builder online--beautiful. I had sent them a question regarding Primera Stone colors and they were so kind to reply with lots of good info and recommendations (even though I'm in Dallas and not a potential customer). How nice was that?
