    The pool was completed in 1995 by the original owner of the house. He sold it 2 years later, and I am the third owner, having purchased it 2 years ago. I dont think the warranty was transferred back then either.

    Next step is whether I can prove the ground shifting was due to a school built behind my property. Which almost certainly will be an expensive uphill battle. Am I even interested in that kind of headache? Someone just tell me how much it will cost to fix the darn thing.

    Happy Holidays! Cleaning the pool today and noticed a large crack and peeling plaster about a foot below the waterline under the skimmer intake. Pics attached. It appears to be a little bubble that isnt finished flaking off...its hard to see in the pic, but definitely a raised area extending...

    @sacredcow This entire makeover came in at a hair over $400. -- $240 paint, $120 grout, concrete sealer, and backing. $30 sprayer. $20 tape and painters plastic. $10 grey sand. Pretty good results for not a lot of coin. Im betting it will hold up for 2 - 3 years before we do a real revamp...

    Thorough;y Power washed again with bleach and let it dry for a couple days. Then started taping. Tip #2: Use the weather proof tape everywhere. (yellow in the picture) Also, double layer it and make sure it is secured. Tip #3 We severely underestimated the amount of overspray there...

    ...from that old grout. That's where..... It was years of gunk in, and under, the grout and old backing foam. Tip #1. Removing the old grout was a cinch with the scraper attachment on the oscillating tool. $40 at Harbor Freight. (knee pads for old men knees are optional)
