Appears the plumbers thought the sunken area was not going to be shotcrete and we’re going to add after, no idea how that mix up happened.

Also, I know the PB is not here daily like I am, but how often should they be by checking on the progress of the pool and verifying everything is going to plan? I feel like I’m reviewing work daily to make sure nothing is missed. I’m a pretty detailed oriented person, but curious what the expectation should be.

My project manager is when something major is starting or is taking longer than expect or I text him. The pool company owner comes by once a week and we often invite her inside and can talk for 45 minutes to an hour. Like you, I’m here everyday, so I’m more of the PM than the actual PM, and like you I’m detailed oriented so even if the PM was 100% on the ball, I would still be following up on all aspects of the project.

Interesting, I think they have been here twice. Once was a plumbing routing change and the second was the spa jets. I never see a routine stop or check in. I work from home, so I’d see them.

I'm late to the conversation but I was really surprised how long it took you to get the permit. I live in Henderson and it took us a total of 7 days to get our permit in May of this year.

Our permits went through Clark County, I have no idea what the hold up was.

Clark County is notoriously slow and difficult to get building permits. NLV and Henderson have much better systems that are modern and reasonable in permitting.

Clark County essentially only really cares about the LV Strip. The rest of the area takes second or worse place.

My opinion is that the PB didn't focus on your permit process and when questions arose by the county/city the PB wasn't forthcoming. PB are juggling a lot of pools at one time, 45 days is on the PB not the City. For example, if there were required updates to get approval and it had to go back to the drafting/designer, and if that work is subbed out, too. There is another delay not on the City.

In my experience as an owner/builder it took 6 business days.

I don’t disagree there was probably some delay on behalf of the PB.

Got an update from the PB, they said they “normally” do the drainage lines after the shotcrete and are going to “appease me” by doing it before. I have a hard time believing that since it took 48 hours to get an answer from them as they were waiting to hear from the plumber for a resolution. I’m my eyes, if it was “normally” done that way I should have been told Monday morning when I brought it to their attention and not days later.

They are stopping by the house this morning so we can chat. I also have concerns decisions are being made without running them by me. There was an light change in the sunken area due to code, and I understand the code piece, but I don’t necessarily like where they moved them. I feel like any changes that are function, form, design, or aesthetics that I should be involved / know about the change.

Plumbers came back and got the drain plumbing and water for the sink installed. I did make a small addition to have conduit ran from the bottom of the kitchen up the shell of the pool so I can run speaker wires up the media wall. Hopefully that is completed here soon as we are scheduled for shotcrete this upcoming week! Wooooo!!!

We are excited to see the pool come together! It’s been a long time coming.

WOOOOOO!

Pool was shot with shotcrete today. The crew who did it, I feel, did a great job! It’s amazing to see it come together. They showed up at 6:45am, started spraying at 7:30am and the completed at 5pm. We ended up with six full trucks and a partial seventh for a total of about 74 yards.

Well, Tuesday this week will be two weeks since the pool was shot. Hoping to see some activity this week. They came last week and filled most of the open trenches.

We ran into a small issue with the decking and coping, but that was resolved. Coping was on a 5 week back order.

We decided to make a change in the tile for the spa and change to glass tile - the PB is quoting $29 sq. ft. Is that fairly reasonable?

Does that $29 include installation? If so, that's a very reasonable price. Glass tiles alone are $20+ per ft², and that doesn't even touch installation and other materials. I paid around $27 per *linear* foot, so that's cutting the material price in half.

And make sure they're ordering enough to leave you with some. I have an extra box of tile in the garage now, in case we ever need to repair something.

Yes, the $29 includes labor it comes out to $5500 for the spa and $2900 for trim for the stairs, steps, sun deck etc.

I’m not sure if the trim is worth it.

Be ware of glass tile with your high CH fill water. Evaporite scale will occur. You will need to be very diligent to keep the tile from getting scale build up and then difficult scale removal.

How much is your pool costing? I’m doing owner build. After adding it up I’m at 71k with a few things missing. 18’x35’ with a 7x7 spa. I’m also in Las Vegas.
