I have a 22,000 gallon pool. Starting up this year. Filled and everything hooked up. When turning on pump pressure went to 40. Then turned off. Now it won’t go down below 40psi. And when I turn it on it goes to 60 psi. Help.

Here are a couple pictures. Hose comes from the skimmer to the front of the pump. Hose from top of pump to top of filter and from lower top of filter to return. No valvesMy goodness. You're having a rough start this season.So let's recap a few things:
- You replaced the filter gauge, but you're saying it won't show or hold a pressure?
- Are you sure (positive) you connected the hoses to your sand filter valve correctly? It's not uncommon to get the in & out lines attached backwards. Double-check that first.
- If you've made it this far with no improvement, check to ensure all valves are open as they should be.
- Is water moving through the pump basket okay? Pump basket full of water?

With your AGP set-up, that is key. Not too many areas to investigate. Normally when we hear the pump won't stay filled, we think of a few things like:All water moves freely as it should. Water in pump basket won’t stay filled. It goes down once I turn the pump on.
Gauge came from Lowe’s. Pool store closed until tomorrow it will go up. When pump is full then when pump empties it goes back down.With your AGP set-up, that is key. Not too many areas to investigate. Normally when we hear the pump won't stay filled, we think of a few things like:
- Suction side air leak (from skimmer to pump); good connections on each end of the hose.
- Water level too low
- Skimmer weir door stuck; not operating freely restricting flow.
But water restrictions (i.e. a dirty filter) can also cause similar symptoms in the pump basket. Have you backwashed lately? If not, you may need to do so. Also, it would be good for us to see a full set of test results as Dave noted above. We learn a lot from those tests.
Going back to the gauge though. At first ti was going way too high, now not registering high enough? Did you get a gauge from the local pool store? Do the numbers show the same range (increments)? Is your pump a single speed to 2-speed? On low mine barely shows anything, but on high it goes up.
So you have what appears to be some surging going on. I would exhaust all of those thing above. Water level, weir door, clean filter, everything you can check to ensure water is able to flow unrestricted. Since the pump is below the waterline, feeding the pump with water should not be an issue. So the filter may be the next culprit.it will go up. When pump is full then when pump empties it goes back down.
