Im just starting the process with a new pool build. My first one was completed march (really around may) of 2012. I told myself I would never build another pool and that I would definitely buy a house with a pool. Of course only 5 years later we moved to a new "dreamhouse" without a pool. Our first pool build cost around 65K with a covered patio, 3x3 leuders pavers etc. It was an awesome pool.

Here is the link to my original build

Austin Texas Pool Build

My original builder apparently went bankrupt and left a lot of people hanging, but we had a decent experience and the pool was troublefree the whole time we owned it.

We are interviewing builders again and pretty much want almost the same pool (so the design is easier?). Unfortunately the market has somewhat changed and the first builder I talked to said a basic pool starts at 80K on flat ground. We are on a slope so it could be 150K (which i think is ridiculous)

Just to give you an idea, here is an aerial of the space:

Here is a topo map. As a reference the line coming off the back of the house is about 20 ft

Typical costs to cut through the solid limestone are about 1K/day. it takes about 7-10 days to dig the hole for a pool. After that, it should have similar cost to a regular pool except that the backside needs to be reinforced.

I would be interested in hearing costs from people on how much extra the backside reinforcement should cost assuming it is about 6 ft of water depth likely completely exposed.

That IS a pretty house! Not sure how they would get to the area back there to even do any work on the pool though.

What we tell most people is to get as many bids/quotes as they can. Try for 5 but no less than 3. Make sure it is apples to apples.

Lot to the north is empty so there is plenty of room to get in.

Couple of questions. One builder said VS is pretty much standard now. As you can see from my sig we had a two speed which was fine.

They also are pushing in ground vaccuums especially in the spa. There will be a pre pump filter to catch all that debris. I vaguely recall people didnt like them before, but are they standard now? I thought the polaris worked very well except on the beach and the spa.

We are going to design the pool almost the same as before except last time when I said I wanted it to be 6 ft, they did 5.5 ft water depth so the water wasnt deep enough. The deepest spot was also not wide so the entire pool was shallower than 5.5 ft. Plus the autofill wasnt high enough so that the pool never even got to 5.5, it was about 3 inches low. Rough dimensions will be about the same as my first pool, 17x35. 6 ft water depth for about 5 feet width (enough to jump). Shallow end will be 4.5 feet water depth. Beach will be 18 inches.

Pump-if you do not have a lot of extra features as 2 speed pump is enough.

Infloor cleaners-this one REALLY depends on the installers. Most people are getting robots and love them. Do some searching on here and see what you think.

For the engineering & laborious placement of a pool on that lot, 150k isn't spooking me.. & well plannned in floor cleaners are a beautiful thing, generally a builder will send the steel schedule to in floor manufacturers for placement , pipe & equipment spec.
