What is this? delamination or leakage?

Pool is almost 3 years old. The structural warranty on pool goes out at 3 years. This is at the bottom of a u-shaped crack that starts under coping (not through coping) goes through waterline tile down the wall of pool to bottom and comes back up the same wall through waterline tile about 6 feet from the other crack. Crack is currently not large enough to put a dime in at waterline tile. I have vertical tile cracks on adjacent pool wall waterline tile. (My pool is rectangular.) I also have one tile pulling away next to skimmer which is about a foot before the u-shape crack starts. This u-shaped crack goes around a jet on that wall. I am worried that my pool may have been leaking—or still is or will get worse. My water bill has not gone up, however. I have not done any leak tests. I did measure waterline from bottom of waterline tile on four sides of the pool. Waterline on sides measure all within 6/16” of each other. Any ideas on what the picture is and what is causing it? Please advise. Would like to address this issue with pool builder before warranty goes off. Have called pool builder but they have not returned my call. Thank you!

Can you highlight the cracks in the pictures? I can’t see them.

We have many threads on cracked pools in Texas. Especially around the Austin area.

Parts of Texas have expansive soil and builders don’t do much to determine if they need to adjust their standard pool engineering plans for site specific soil conditions. They seem to use the standard plans and hope for the best.

A 3 year warranty is very short. Pools in other areas can have a 10 year or lifetime warranty against cracking. Sounds to me like the builder hopes the problems will not occur until the warranty is expired.

Notify your builder and see what he says.

Cracked pools can be repaired with epoxy injection or concrete staples or other methods.
 
Understood. Here are highlighted pictures coming from opposite sides on waterline tile but meeting at the same point on bottom where there looks to be calcium buildup. The cracks appear to be only surface area until you get to the calcium buildup area.

Builder wanted to know if it was losing water. His response was to wait and see. Then he can decide later if it needs to be chipped out and repaired.
