These seem to go out about once a year. This time I've replaced it twice once with an after market part and once with the OEM part. Yet the spa continues to drain once the pump is turned off.

Have I got something more complicated going on?

OEM part.

If you are replacing just a flapper, maybe it is not just the seal on the flapper itself, but the sealing surface in the valve. Perhaps the sealing surface in the valve is compromised. Have you felt/looked in there to see?

h,

As a general rule..

If it drains down to just under the spa jets, it is the check valve in the return line.
If it drains down to just under the light, it is the light conduit.
If it drains down to well below the light it is the Intake valve.

Other things of course, but 95% of the problems are with the above.

Depending on how high above the pool your spa is, makes a big difference in how to troubleshoot the problem, as it might stop at the pool level without ever getting to the actual leak.

Thanks,

Jim R.

I'll have to let it drain all night but pretty sure it gets below the jets but my pool is pretty low.

Excuse the ducks and dog. Its an older pic but good for reference

h,

I like the dog and duck pic the best.

When you shut off the pump tonight, move the Jandy valve above the check-valve to off (Handle pointed straight up) and see if the spa still drains.

If it does, it is not the check valve, or both the check valve and the Jandy valve are bad, which I doubt.

If the drain down stops, then it has to be the check valve.

Thanks,

Jim R.

Thanks, just saw this but I'll try it tonight.

Curious, how do we proof the suction side jandy valve? could be equalizing via the drains.

H,

Yes, just the spa drain.. more that likely you have two spa drain covers, but they should be connected together with one pipe going back to the Intake valve at the equipment pad.

I think the poolman is saying the problem is most likely the Automated Intake Valve. I agree, but to prove it you need to block off the spa drain.

Thanks,

Jim R.
You are correct two drain covers, any tricks to clogging them up?

On a whim I checked the automated valves and the automated suction valve was acting wonky. Wouldn't operate etc. I pulled the cover and found a pinched wire. Fixed that and it rotates fine. The last time I used the spa it seemed like that valve took forever to rotate back into place.

I've been in the house 8 years now and only ever replaced a limit switch on the other valve. Is there any maintenance I need to do to the automated valves?

H,

Not that I know of...

If the valve does not close all the way, it could cause the spa to drain. So, it could be a bad actuator, or it could be the seals in the Jandy valve itself are leaking.

You should on need to plug the line going back to the equipment pad. Some of them have a threaded end so you can just screw in a plug, if not you have o use a winter rubber plug. Maybe a bathtub stopper of some kind.

Thanks,

Jim R.

Thanks....I beginning to lean towards this being the issue. The spa drained last night but not completely. Are there rebuild kits for these valves? I'd rather not have to replace the valve body.
