Possible Owner Build in South Florida.

@John_and_Val Thank so much for your reply and encouragement! I'd be so grateful if we can either talk or get together, as you said, we're very close to one another. Good luck with your build, it looks amazing!

I alreayd have two quotes, one from New Image and one from Parkwood. I asked them to be specific but their quote is somewhat blurry.
 
Need your input on design, this is something my wife and I put together, any inputs? Also wanted to vent that while I was able to get the images out of VIP3D, the program crashed and I lost everything because I don't have a key lol.

Some thoughts, we are thinking of doing 3' to 6' depth, but that slope might be too much for only 28' of length (see attached picture). Maybe we should leave it at 3' to 5'? My wife thinks that it might be dangerous for the kids when they start diving so she wants 6'. My concern is that they're going to start diving off the little roof we have on the entrance to the house LOL.

I like the overall idea and shape. Here are my tweaks....................4' to 6' 3' is mighty shallow. You cannot do a full crawl stroke in it.

Here is my idea to help with the steps since we will be making it deeper so will need "longer" steps...........So you will have the shelf as a shelf without any steps coming off of it into the pool. Instead you will cut the steps out of the shelf on the house side of the pool. Gives you more usable shelf and anyone that needs to can use the coping to balance and help them get into and out of the pool. Can you "see" what I am saying?

As for jumping off the roof...............yeah them might think about it for a min but hopefully they will rethink it with the shallow end being on that side :roll:

The light blue is the shelf and the darker blue strips are the steps. What you want to watch out for is not make the rise of the steps too high. House steps have a rise of 7.5" but for some reason some PB say it is okay for pool steps to have a rise of 12" :shock: "the buoyancy of the water will help". Nope, nope, nope! Have to think long term....you want the steps easy to use for young and old as well if someone has a leg or hip problem.

It will NOT hurt my feelings if you don't like my idea. I can come up with more!!

gnr5, Parkwood will be on the high side. Pool Builders Inc will be hard to beat.

With that said, an OB should not be a problem. We do work for pool builders...diamond brite and pavers. If you need some numbers to work with, shoot me a private message.
 
Be thinking about how deep your want that shelf as far as water depth. Water depth is where the water sits in the middle of the skimmer face. So for the shelf..............do you want to be able to sit on your bottom and the water hit you were? Tummy, chest??? Do you want to sit on a low chair and your bottom being in or just over the water? Lounger same thing.

I thought you would like that design!! more usable space every where.

Minor update.

While I still haven’t decided if Im going OB or PB or something else, I sent my design to two big PB. One just came back at.....$48000. Ouch. The
HP21254T heater is listed at $4600 on the quote. Online is $3000.

On my shock at the number I called a big Gunite company and asked to see if they worked with OB, said yes, and they recommended two rebar companies. Called them up, turns out they dont only do rebar, they also do the layout, digging and rebar. One of them was really nice and told me he was the sub two local PBs.

Boom! A point for OB!

This is what I call "pulling strings". One phone call leads to other numbers. Make sure to keep GOOD notes so you don't mix up the good ones and the bad ones...........after a while some of the same names will keep coming up....some for NEVER use and some for Oh YEah I would use them!!

So what would be my next step here. Wife and I are in agreement with the design, called the city and they allow OB permits. Have spoken to a few subs with good reputation. Should I start working on my equipment list, or start contacting engineering firms?
 
Follow up question, for those of you with simple OB, at what point of the build was the yard graded to be able to install a fence and the pool deck, and which contractor was responsible for this?

So far I made connections, nothing final yet with:
- Layout
- Digger/ Excavation
- Plumber
- Gunite

I'm missing the next steps, and in what order, after this, I know I need an electrician and I know I need a deck. Thanks!
