We live just outside of Austin, TX and purchased our home at the end of 2023. Pool was installed by previous owners in mid-2022. After moving in, we noticed some cracks, but they started getting progressively worse in the past few months. We recently heard about the ASR issues in the area, and are worried that this is likely what we have. Attached are just a few of the photos I recently took. There are cracks all over the hot tub, on the sides and bottom of the pool, and a few on the exterior as well. So far no leaks, but we are extremely worried that the cracks on the exterior will soon meet up with the cracks on the interior. We have been in contact with the builder previously for an unrelated issue, but they made it clear that their warranty won't extend to the new pool owners. So we haven't reached out to them yet about this. I understand from other posts on this forum that we would need to get a core sample tested to know for sure if it is ASR, but if there are any experts on here that could provide any advice or suggestions from the photos provided it would be much appreciated!

A number of TFP members have reported similar.


Did none of this come up during the inspection? I'm surprised there wasn't noticeable issue when you bought the house.
You should consider talking to an attorney ASAP as you'll likely need to sue the original builder.
