Hello Everyone,
I moved into a house with a pool and spa this past fall and the heater has always been a bit quirky. It would not heat above 90 degrees unless i fiddled with the temperature gauge quite a bit. So I stopped messing around with it, but now I would like to get this thing fixed. My hunch is that the temperature control unit is faulty and I might be able to fix it by replacing the unit with this: http://www.parts4heating.com/R0011700-Pool-Heater-Dual-Temperature-Control-p/r0011700.htm
I do realize that maybe the entire unit needs to be replaced, however I am renting this house and I would prefer to explore a cheaper option first.

Symptoms: The heater turns on and heats but will not heat above 90 degrees (roughly). Most recently I was able to get the heater to reach 102 degrees but that was at the 6 o'clock position on the dial (past the safety notch that was bent flat when I moved in). It held at 102 degrees for a few hours then dropped back down to the dreaded 90 degree plateau.

I have attached pictures and listed the important information below. I greatly appreciate any and all input.
