Signed a contract today - lots of agonizing over builders and various pool choices is over, now a long (or at least it will feel that way) build process is starting.

I'll post some photos along the way for anyone interested - or maybe just for myself to document. I can still make some changes if you see anything off

Some Specs:

Pool and Spa
Pool 95' perimeter, 530 sq ft of water, 3.5' to 5.5', 15,500 gallon
Spa 6' round with bubbler, 6 jets, 2 drains
Small tanning ledge with bubbler and umbrella sleeve, two bench seats of 6' and 8'
#4 grade 40 rebar throughout - single mat mostly but extra steel/mat where needed, 10" on center
All walls 8" to 10" thick
Shotcrete (wet mix through hose)
Concrete Pool Shell Protector CPSP
Tile allowance for pool and spa
2 drains and 2 skimmers in pool, 5 returns

Congrats on the new build...

3.5’ can be really shallow
some say umbrella sleeves can be problematic
6” shelve can be very shallow
ROBOT = YES but that’s just me
UV system just no so sure that’s good

Get your own test kit (TFTestkits.net). Highly recommend using a tape measure with various members of the family to make a good decision that works for you. Here in Texas its super hot in the summer so I went deeper. If your concern is little ones just remember they dont stay little very long so plan for the future. I was told the shelf is 10" or 11" deep, I agree I did not want 6". We debated if we even wanted the shelf, but decided to keep it in.

I'll have to research umbrella sleeves - disintegrating (could replace i guess)? Or causing issues in gunite or decking (serious)?

Yes, my wife is concerned with little ones - and they aren't so little, youngest already 7. This builder measures depth to waterline, so truly 4' rather than 3'9" like the other builders we spoke to. We have a small area of 3.5, most of pool at 4', and about a 1/4-1/3 at 5.5'. I'd prefer 4.5' to 4', but have lost discussion so far.
 
Our girls are 3 1/2 and 4 1/2. We have had the pool for 13 months and the girls could not swim. Now they are swimming across the pool length wise, jumping in at all depths and just having a blast. When they don’t want to swim they play on one of the two ledges (8”&12”) with toys. Our pool is 4.5’ - 6’ - 4.5’ and the pool temp hovers around 92/93 in the heat of summer. Not trying to push you for deeper pool just sharing our experiences... Y’all will have so much fun and TFPC will keep it simple!
 
I'm along for the ride to Kim. Since he's in Austin I'm anxious to see the progress. After receiving some feedback on here, I'm going deeper (4-6) because of the Texas Summers. Keep us posted with pictures. Congrats!
 
Congrats CT on signing the contract - had a couple of questions:

- What is CPSP (Concrete Pool Shell Protector) - is that added after gunite? or after plaster?
- Also - Pebble top covers for main drains, frame and ring color matching - did your PB suggest something like this - http://www.poolfittings.com/products/8-inch-vgb-pebble-top-anti-vortex-drain-cover-and-frame/

Agree on the CPSP - if it was necessary or even very good, it would be used more often. Looks like a product by Aquron, no price breakout so I have no idea how much cost it added and I did not ask to remove. But I do imagine it's just a bunch of words to make you think you are getting something needed, but it isn't.

Definitely keep flip flopping on the depths. Would like a pool someone 5'3" tall could stand up in most of it (some short women in the extended family). But don't want water getting too hot in the texas sun. I have seen people screwing in a cheap PVC "fountain" to their returns, shoots streams of water into air like a fountain and helps cool the water (and drive up evaporation and pH).
 
Our builder put the umbrella sleeves in the decking (not in the pool). You can hold up umbrella at different times of day to see where it casts shadow to decide where to put them. We have two near the edge of our pool to shade the tanning ledge, then a couple farther back to shade the chaise lounges. We put two on the opposite end of pool also, and one at the edge of the pool by the bench seat. We have two umbrellas and just move them where we want them. They don't really cost anything to put in. They have a little cap for when an umbrella is not in them.

We don't have any trees or shade over the pool so the water gets warm when we have several days of hi temps here in Dallas. We have used the pvc type "fountain" coolers and they help a little but are kind of a pain for me to put it and take out, so my husband handles that it. If I could do things over I would get a heat/chill pump! I would have cut out the expense of stonework from raised wall/sheer descents, level spa instead of raised, to pay for it.
 
We are currently building in NW Austin as well. Rock, sooooo much rock. My neighbors hate me.

i know for a fact a portion of the pool is going in where a rock shelf exists, it’s going to be loud. Lots of jumbled rocks everywhere but that one portion of the yard has a solid continuous rock shelf, no idea how thick it is though. I’m think about getting my neighbors gift cards somewhere and apologizing in advance.
 
There was one build where they had to dynamite out a part of the rock shelf/area.....they videoed it but it was kind of mahhhhh as they had special covers to put over it to keep things from flying up and out.....not near as much fun as we thought it would be LOL
