IMO, all home warranties are borderline fraud and not worth the money because the many exceptions almost overtake the coverage to the point of being illusory. That said, I have one now because it was included at seller's expense in a recent home purchase. If you can, buy whichever one you get through an agent as part of the real estate transactions. That usually increases the coverage amounts and waives waiting periods for claims after purchase. After researching, and having had experience with several companies over the years with other house purchases, I went with American Home Shield this time. It provided coverage for a complex HVAC system that others didn't. I've used it once for a failed pool heater bypass valve. They sent a reputable local pool contractor who fixed it about 4 days later. Again, IMO, they're all suspect, so you're picking the lesser evil. When this one expires, I won't renew or buy another as the cost benefit rarely works out. That's the only way their business model makes a profit.
