Howdy y’all.

I don’t know if this is the right space for this, but I am wanting to do a complete blog of the pool build we are doing. Pictures will be included, maybe even a time-lapse video. I just wanted to get the whole experience out there for others and also in case there are hiccups along the way there the whole build will be documented! Maybe I can even make this mildly entertaining. :poke:Feel free to ask questions, especially if wanting to know anything about our experience and considering to take the plunge yourself.

Choosing A Builder​

We are in the Houston, TX area so we have known since we moved back down here that we were going to get a pool. way too hot to not. ☀️ We won’t be using any financing. We weren’t sure when we were going to do it with the economy and everything the way it is, but after a friend got theirs built and told us the costs. We felt those costs were reasonable so we started looking. And when you start looking you end up doing. 😅

We met with I think about 6 pool builders in total, or at least contacted 6. Originally we wanted a salt water pool, but every single builder tried to talk us out of it. Only 3 of them said they would do it if I wanted it, they just wouldn’t warranty a bunch of stuff. One builder tried to sell me on some nature fusion mineral system so that was a no go. They argued about how amazing it was and how they have always used it etc.

I think that is actually something that needs to be pointed out, most of the builders were argumentative and had “their way or the highway” approaches. :brickwall: I told all the builder I wanted acid stained stamped concrete, and 1 builder told me I was dumb and should do some travertine knockoff called travertino because it would be cheaper and better. ⁉️

It amazed me how a lot of these builders felt like used car sales people. I thoroughly researched things before I even started meeting with them and then I would ask them questions I already knew the answer to and they would lie to me or tell me myths (like the one builder trying to sell me on the mineral system). If I called them out on it they would ask “did you read that online? Don’t believe that voodoo witch doctor stuff you read online”. (Yes I have done a LOT of reading, especially here at TFP 🤓)

Anyways due to warranty issues my wife and I decided to just do a non SWCG pool now and in 3 years when most of the warranties are over we will convert if it still makes sense.

It came down to 2 builders, both were great, both have been around for over 20 years and have a ton of recommendations and references. One was family own and ran, just 3 people it seemed like, the other was also a family owned but they had a larger operation and had more employees and did more pools. We ended up going with the Larger operation builder because they treated us like Kings and were on the ball. They listened to us, they didn’t try to push anything on us, and they were the only ones who got the design right, and they got it right on the first try.

The Pool​

I actually drew the pool myself, and my sketch was pretty good (I think anyways). So it should have been easy to get it right. Like I said, only the one we ended up going with did get it right

It is going to be a sport/play pool, free form, about 40’x18’ at the narrowest, but in a L shape with a huge Sun shelf and extra large 2nd step for kids to play on. About 25k gallons.

There will be a large rock wall weeping water feature, and the depth of the pool will actually get deeper going towards the back wall. I.e. in the middle of the pool the depth on the near side will be 5’ but the depth by the rock wall will be 5’6”.

We chose Pebble Tech Blue Granite with both the luminous blue bead blend and the shimmering sea abalone shells. Coping will be a light travertine. Decking is stamped concrete.

Paramount water autofill
Water overflow device
4 pentair intellibrite lights
4 pool niches
Pentair Inline 320 Chlorinator (I will occasionally use tabs as CYA permits until we switch to salt)
Pentair EasyTouch 8
Pentair Screenlogic bundle with app control
Paramount UV/Ozone filtration system (I know, I know, it was basically free so I figured as a supplemental what's the worst that could happen?)

Where We Are At Now​

We had to go through HOA approval, We got that done. They had everyone come out and paint for the dig that was supposed to happen this week, but looks like we have encountered our first issue! Our electric line goes through a portion of where we wanted the pool. Scoundrels didn’t keep it in the easement. Builder said we can shift 10’ or reroute…. We are definitely going to reroute. We want the pool there because it is right off the back porch and right where we have great visibility from main windows which is important with little ones… and we want to see our expensive pool.

We have some people coming out to give a quote for it on Monday, we will see if we can get it done before Wednesday when we are scheduled to dig, otherwise we will have to reschedule. Right now it seems like that would be a 1-2 week delay if we have to reschedule.

The only thing that worries me is that the builder said the power company may not play nice with wanting to do a reroute. We will see how it goes but one way or another I am going to reroute. They should have stayed in the easement. In the photo you can see the power box by the fence in the back left corner and the little red line and flags that cut right across where the pool is. So annoying. 🤬

Look into that UV/Ozone system - even if free - it may put some metals in your pool you do not want.
Also, if you plan to go to salt - then layout your equipment pad so it is easy to install. Ask for a plumbing diagram now to review. You may want to place the SWCG where the UV/Ozone system will be set up.

Space out your equipment pad for ease of maintenance as well.

You state you will use pucks occasionally - so is your main chlorination liquid chlorine? Or are you relying on the UV/Ozone?

The ET automation is old technology - why not go straight to the IntelliCenter? It will be easy to add the SWCG system to it in the future.

I looked into the UV/Ozone system, but couldn't find anything. If it does add any metals then I may not want it like you say. Even with it I plan to keep levels as if I didn't have it and maybe move towards the low side but stay in the recommended zone as things play out.

Good tip on the pad, we may do just that. We also asked them to leave room for potential heater/chiller of some sort in the future.

Once balanced I plan to use pucks as CYA permits, and also planned around vacations and what not. My area averages over 45" rain a year, which is a full pool water replacement! (Not really, but it'll dilute!) Beyond that it also will be in full sun (at least until we get a pavilion/pergola up, some landscaping, and some umbrellas.) which I read that the warm water and more sun will degrade CYA faster. I don't know how it will all play out but I will have a test kit and app and will observe and adapt. Other then that I am planning liquid chlorine.

Once the pool chemistry is steady I may look into borates as well. With 23 Feet of waterfalls, 2 bubblers, and maybe even some of those cooling sprayers it will be interesting to watch how it all will play together.

EasyTouch vs Intellicenter? I don't know very much about the difference. I suspect that my builder may have a bunch in stock already, but I can ask. I don't have a spa, just the waterfalls, bubblers, and the pool. Is it a big deal? I will look into it some more as well.

you may already have this completely planned out along with the equipment pad layout, just trying to help.

I was looking around and I couldn't find anything about minimum distance in my area. There are a lot of pools in my neighborhood that are right off the back porch. The dig line is 3' off; all said and done I imagine the actual water might be about 4' off? That is the tanning ledge as well, so shouldn't be too heavy or deep or anything. Is that something to be worried about? I will ask about it as well. The rendering also doesn't show there will be a step down from the back porch to the decking for the pool.

The extra step won't be there in the end. I think that was left on from before when I wanted it to start deeper than 3'6"

In the rendering they have more pool lights then there will be, I will make sure they face away from the home.

I will ask about having skimmers and autofill on house side; what is the reason for that?

Are you saying I should make sure to ask for a return line on the tanning ledge/baja shelf/reef/whatchyamacallit?

The blue scribbles are trees, the breaker box is inside somewhere along that wall, and the AC and washer/dryer vents are all along that wall. Other then dropping it in the off the easement I don't know what else to do. The builder suggested maybe putting it parallel with the gate (green) next to the home. The other side of the house is pretty far. Dropping in front of the fence or moving the fence forward is a fat no from the HOA.
The far right easement is actually where the fence is, it is being shown wrong on the drawing above, so I could almost put it against the right fence. But that is far and far from power. :confused:

Now that I look at it, they may have painted the dig lines squaring it to the home instead of the back fence like I wanted. Will have to check that as well, I am not sure if it is a big deal, but I was trying to shove it as far back as possible.
 
Just out of curiosity, what builder are you using? We're also in Houston and have been getting quotes to resurface the pool, and feel like everyone we're talked to was too hard sale.

Besides the down side of the uv/ozone mentioned above I'll tell you my first hand experience from 2021 pool season. So op had brand new vinyl pool with uv/ozone installed, get the call HELP pool is green, I check the cya perfect on 30 so I slam get it all done hoping for smooth sailing and the pool turns green again a week later, same game plan and get it going and again green pool 10 days later . It turned out the uv/ozoenator consumed some of the LC being used for the day to day. I pulled the fuse on it without the op knowing and walla, pool stayed perfect. This year ozoneator hasn't been energized and pool is perfect. What made the problem worse is the contractor installed a system for a 60k pool when this is a 22k so that's X2 the wrong way consuming the chlorine even faster. Lesson to be learned it's an expensive piece of junk.

The reason why I asked regarding the distance from water to pillar is so you can check for a bonding wire off the steel cage long enough to connect to the metal in the pillar prior to Shotcrete inspection.
The location of the skimmer and auto fill is just an opinion, if located on house side you don’t see them at the water line from that side of the house, but location to capture debris from wind direction is also important.
Yes I would ask for a return line on the tanning shelf.
Do you have the distance markings for equipment location if on the side of the house?
 
A lot has happened since the last post. Power was rerouted, but was within expectations cost wise.

Excavation through gunite has been done as well. It's all going very fast.

8th day into the gunite curing. It is very very hot outside, and very little rain. ON the good side construction is unhindered. On the bad side I am outside 3x or more a day watering down the gunite.

It wasn't the smoothest job, there are footprints and some rough areas, but they will wash it out and the pebblesheen will smooth over everything right?

PB says the rest of the plumbing and electrical work are coming up in the next few days, followed quickly by coping.

I was watering the tree/shrub back behind the pool, let the hose just run on it for 15 minutes, and it looks like some water seeped into the shell though a light and a return. Is this normal?

Yes this is common, the plaster crew will seal around all pipes with a hot batch of plaster before plastering the pool to insure the shell is water tight.

Most of the plumbing was done today and the main pump, filter, and uv/ozone were set up. The water feature pump is apparently "on its way" or something, so they will be back to finish setting that up. Also ran a new gas line out to the otherside of the decking.

All the lights and the easy touch came in. I took pictures of all the equipment labels etc. Including the Hayward skimmers jic.

Nice to see some progress again! Feels like we are so close if the scheduling would just happen.

Still need:
  • Electric work, grounding, bonding.
  • Pump for water features
  • Tiling, coping, weeping waterfall rock line
  • Decking and drains
  • Pebble sheen Plaster & Fill
To me at least it seems that that could all happen very quickly with efficient scheduling and no delays. Here's to hoping!

At least they didn't cut the internet this time, and were observant of the new power drop. Irrigation is 100% wrecked though. Luckily 1/2 my backyard won't need it anymore.
