New Build Frisco TX 1st Pool - Intro & Plan Pics

OK, well we now have a contract to sign along with some design changes, equipment changes, and a new delay


  1. The SVRS pump was in error and not city required or recommended by PB so just a VS pump
  2. Added an IC 40 SWG
  3. To avoid the boulder issues and for a cleaner look we changed design to have a different rock for grotto and add a clean wall with extra bench and two sheer waterfalls (not pictured)
  4. Switched the water features to a VS pump with valve to turn off one of choice
  5. Swapped out the Racer for a Dolphin M5

So far this PB is so easy to work with and very accessible. Only great reviews from the references I was able to speak with too. He says he only needs 8 weeks start to finish (barring of course weather, etc) so we might just have this complete by Christmas!

Just going to send in signed contract tomorrow AM, but PB already had utility lines marked and we've already run into a delay. Seems the builder of our house (we bought it new but spec) decided to save a couple $100 by running electric lines straight so they cut across the yard. May cost as much as $1500 to re-run! Now let's hope that when they dig they don't hit rock! :)

Here are the new designs. They don't show the grotto so well and the spa is not the actual design, it's going to have a 1 in tile roll over back that I think looks very nice.

Now make sure that all of the old design is GONE! We have seen on a couple of builds where someone had a copy of the old one and...........lots of work had to be redone :(

Some people even tack the build design and specs where the workers can see it to make sure it is right.

Any idea when they will start?

I don't think we'll have a problem with the old design. The nice thing about this PB is that he is the owner and deals directly with you on all aspects. We are taking a week trip next Thursday and I mentioned that I don't want any work done while not there and he was very adamant that he wants me involved in every step.

We are also fortunate in that the wife and I run our own small business and she works from home exclusively and I can be home just about any day / time as well.

For when to start his contract actually states that he is to begin within 7 business days of contract and completion must be on or before 45 business days after completion of excavation barring delays in payment, rain, etc.

However, we must first get this power line re-routed as the lazy builder ran it right across the yard. That is on us, not the PB although is trying to facilitate with the power company tomorrow and I will ask the city why they permitted it in the first place to see if they will help.

I bet we start actual construction before Halloween but there may always be delays we are in no hurry at this point.

No swim up bar! There are ledges and a step out towards the house. Reading this forum I don't think most are happy with those in the long run and I don't even need to ask the Missus to know she would never allow anyone to eat or drink in the pool :p
 
I know, I was just kidding. It's not abnormal for the electrical service to be run through the middle of the yard if it's a direct burial. No reason it wouldn't pass inspection. Only shared electrical service lines are run exclusively in easements.

It was $2500 for me to move power lines. Are you a police officer? Funny question but I just had my PB text me about two weeks ago asking what I paid. They are building a pool for someone in frisco that is a cop and they wanted to know. I used a small company as well.
 
Ouch, that's a big hidden expense I didn't think we would have. City said too bad so sad - actually the inspector was very nice, but just nothing says they can't run straight line to house. Seems silly not to plan for a pool in a neighborhood like ours - we are nearly the last house without one!

No that's not me, but our PB seems to think it might be as much as $1500 so I'm hoping that's an upper bound. I have texted my favorite electrician to get a quote he always does fabulous work at incredible prices.

Re: New Build Frisco TX - Dig Time

Well, finally we got permits last week and today is day one of actual construction. BTW to move power lines it was $1850 for us so not as bad as some :)

It was kind of sad and awesome at the same time to watch them take down our favorite tree. Our little one was very interested though.

In the end of the day we have a hole... it now seems bigger than we thought.

So now lots of decisions will be coming fast. What do you think about the location of the skimmers? There will be 3 LED lights in pool and one in spa, where should they go? The PB says some make the 1x1 spa tiles match the 6x6 pool and others contrast. We are scheduled for Oklahoma coping with travertine pavers, but I saw a post that some really love the travertine paver too. Should we switch to that?

I have no idea how I'm going to keep up with this.
 
Congratulations on the start of your build! I'm just a few weeks behind you. The decisions are a bit overwhelming! If you post pictures of everything here, you'll get lots of help! It's been invaluable to me and many others.
 
Your lights need to be on the wall closest to the house so when you're sitting on your porch at night, the lights aren't blasting you in the eyes.
 
Thank you we will have to get into a showroom to look at some samples. The PB noted that he likes the flagstone but in part because it's easier to cut and fit in compared to the travertine, but that the travertine is a bit cooler. So I don't know.

We are limited in the placement of the skimmers so we chose just to the left of the stairs into pool and the right of the grotto (and left of the step out bench).

The lights are approximately as noted by the X's. One is on the stairs into the pool, not sure if the light works on the steps?

The light won't be as effective on the stairs. You don't really need the lights aimed any certain way. You just want them spread out evenly. As long as you don't have anything close that is blocking their luminance (like steps), the light will refract in the water and light up the whole pool, including the water on the steps.

Nice start! Sorry about the tree, but it'll be worth it in the end. Your pool returns and skimmers have to work together to circulate water and remove floating debris, and if you have a pool return at a bench or shelf, bonus points. Which way is north for you? If you stand and face north, natural flow will be counterclockwise.
