Hi All, how long would you say it should take a PB to create/produce scalable drawings for a gunnite pool that has already been poured? I’m in a situation where I have had to fire a PB after he lied about pulling permits and other stuff. Unfortunately the shell has already been poured but I’m now working to obtain proper permits and resume build with new people. A PB has taken measurements and is supposed to be creating a new set of drawings that will be submitted to the city. This started 2 weeks ago and I was under the impression it would move faster since the structure is already in place it just has to be drawn up. I feel it shouldn’t take this long. Every time I ask the guy about progress he says his designer is working on it. But I’m like geesh why is it taking so long, it’s just a plain 15x25 rectangle pool without any water features or spa. Am I being impatient?

It's their busy season. Your season is longer than mine but you also have more neighbors with, or wanting, pools. Almost everybody waits a seemingly ridiculous amount of time at each stage right now.

I'm sure what would have taken them x time to do from scratch is taking xx time now because they have to make their design fit into what you already have. They also aren't getting the full boat on this job since part of it was already done so there's less incentive there now. At least it doesn't sound like they are claiming the prior work must be ripped out and redone because it's poor, but the city might require that because the shell prevents them from seeing what is underneath it which was never inspected. This could become a nightmare for you.

Thank you for comments. I just thought it would move quicker since they’re not redesigning anything really. But considering it’s the busy portion of the season I guess I will have to wait my turn. Hopefully it doesn’t take much longer because i could definitely make use of a finished pool under this 100 degree heat dome.

Sorry your original PB put you in a terrible situation.

I would think it’s much harder to start a design based on someone else’s work, rather than starting from scratch when you can use your own standards.

I have no idea what the permit or inspection requirements are in your jurisdiction. However, if your PB can finish the project this season and without demo of any of the work done previously I would consider you very lucky.

Many PB would not want to touch a project started by someone else. Especially when it sounds like the first PB is particularly unscrupulous.

Have you signed a contract? I’m in DFW and with all the rains in May my PB finished a new pool in under 3 mos wouid have been 45 days had it not rained so much. I can pass his info to you if you’re not under contract. He has helped a lot of ppl in your situation.

Finally the drawings were completed and shared with me- the day after my post here. However, it’s still a headache and terrible communication from PB. This industry is out of control, many of these contractors are out here doing whatever they please and charging clients ridiculous amounts for it. Better regulation/oversight is needed. If anyone asks me for my opinion on building a pool I’m going to tell them run the other way. It’s not worth the robbery and disregard that ensues throughout the process.

All parts of the contracting industry, especially residential, is like this in all parts of the country. It's business as usual. Only Registrars of Contractor offices, or whatever you have there oversee them and then only to issue licenses, collect bonds and handle complaints. Most states don't give that office any enforcement tools other than suspending or cancelling a contractors license. It's always buyer beware.
