I'm in Central NJ and originally wanted a smaller in-ground gunite pool. The costs plus landscaping totaled over $100,000, but some of that was due to the slope of our land. We spoke to three experienced builders and all three had radically different ideas, lol. In the end due to our septic system and strict set backs we abandoned the in-ground pool idea and installed a much larger above ground pool with a deep end and a surrounding deck for about 1/3 the cost. Friends of ours did have a gunite pool installed at the same time last year and yes, it has plenty of shallow cracks that the builder now says is "normal" and did not mention when he made his pitch for the work. Their pool needed to be drained after opening this year to deal with the cracks....
