My Hayward Vari-Flow multi port valve is leaking slowly from its underside. I “think” it needs to be replaced. Is it as simple as turning everything off and unscrewing the unions and replacing it?

Yep, pretty much. Just make sure you get the same valve.
Unless it's cracked, those valves are pretty easy to rebuild. A few o-rings, springs, and washers are about all that's needed.
I believe it is cracked. It is leaking from the underside of the molded housing.
