Remodel 1980s A&S Pool Northern Virginia

Re: Remodel 1980s A&S Pool Northern Virginia

Wow! I am excited about this! Kim...I haven't even finished reading the thread yet, but I had to chime in on this. I also picked the bottom left. It's classic/classy looking.

KC...google mid-century modern pool and check out the images.

This is one of my favorite pool styles and thanks for sharing.

Crystal

So what is wrong with Scobby's current tile? What I can see of it looks good.

Hummmmmmmmm how is this for an idea?

-the bottom left tile for most of it BUT with POPS of the middle one or the top left one....say every 5th or 6th one being the pop.

I will also call in my "design team". This will be fun!

I do not like the upper right as it is too bright.

I do not like the middle left as it is too light.

So what do you think?

These are beautiful. Have never seen any like this. Love it!

I live in the neighborhood behind Huston Pools and I go there when I need something quickly.

I just looked over the online brochure and asked for a quote on 4 files. The firestone multi by itself didn't look impressive, but I saw it next to exposed aggregate concrete and it looked real nice. My deck is aggregate concrete.

Crystal my house is definitely mid-century modern. I have an original mint green and black master bath. It was build in 1955 and is a split level home which is the worst style when you've had foot surgery and can't bear weight... what a knightmare that was! I'm in my late 40s and hopefully my next house will be a single level in Destin or Ft Walton Beach Florida (Kim I used to live in Tally). I grew up in "LA" also know as lower Alabama which is physically located in Florida.

Thank you all for your help!
Karen

Suz makes some great points. Some people don't want the project though. And if the house needs work... having a pool that is attractive and in good working order is a comfort.

If you are set on doing it yourself just go basic but attractive. You can't out spend the value if the house as I'm sure you know.

Oh, I'm sorry this has come up for you. None of that is easy, and it's made even more difficult considering what you've already spent.

For me as a potential home buyer, I would want the credit to be able to make my own material selections, so I think Cliff's idea has strong merit. But over the years, from experience and talking to real estate agents, it seems people are put off by things not in good condition even with the allowance or credit to pay for it. I say they have no vision! It also probably depends on the area you live in and what buyers expect.

Re: Remodel 1980s A&S Pool Northern Virginia

I love white plaster. Especially for night swimming. It glows and the water color is light and crisp. Although...you might google aquabrite ecofinish.

This stuff looks amazing and they cover your existing plaster with it. They have a white one.

There are many threads about here too.

C

This is the official start of my pool remodel thread. I'll upload some photos later tonight for the "before" pics.

My pool is an original 1980s Anthony & Sylvan lazy L with an attached spa. Everything is original including the painted plaster... well, what remains of the paint and plaster.

I'm keeping the original coping and pool deck because I might be selling the house later this year. I'm replacing the pool tile and getting plain regular plaster.

I initially selected their "stock" tile and finally received an email with their samples. I'm not impressed. Let me know your thoughts.

Absolutely lovely pool. Go original. You can go wrong.

Pre demo photos and post demo photos. It took them about 3 hours to drain the pool and demo the tile.

Re: Remodel 1980s A&S Pool Northern Virginia

gem blue. but in 2x2's. Aztec was our second choice actually also.

Jim, which one is yours?

Yankee is right about the first set of samples. I like your new set much better.

Top: I like the aqua in it which would look nice with white plaster pool color. The reddish brown is ok. Does that color tie in to the surroundings?

second from top: too dark and bold - hard to get a blue tile to look nice with many blue water colors

third from top: c'mon Kim! Plain has its place! Very similar to what I have - good for a blended or monochromatic look. This might be too dark and look old in the pool.

bottom: nice mix of colors; not sure how the blues in this one will look with the water from white plaster, but there's not a lot of that blue, so might not be a problem.

Stick with white plaster and let the new owners upgrade to aquabright!! Lol! (isn't aquabright applied on top of plain plaster?) Seriously, it's surprising how many people don't know about different pool finishes. Chances are they wouldn't know an upgrade if they saw it.

It doesn't hurt to ask if they have overstock tiles or such. You might get lucky and find something that works at a much better price.

Do you have a plaster guy yet? Had my pool re plastered a few years ago and the guy that did it did a good job at a good price. I'm in Annandale, just east of you.

Yes, I have already signed the contract for the plaster. I'm using the big company in MD. I do want to replace my spa light and I've thought about getting some water trucked when the plaster is complete, so let me know if you have an economical contacts.

Thanks!

I just filled up my pool with a hose, so can't really help you there. I vaguely recall that in some areas you can pay the fire department to come do it from the hydrent. Worth a call.

I also have an early 80's A&S pool, but its a rectangle. Same concrete coping (as yours), same exposed aggregate finish for the patio, and even the same white strips between the concrete. The exposed aggregate is a little rough on the feet. Its almost like they over did the exposing part. Thinking of having it replaced, but its probably going to be spendy. At least $5k. Here's a thread with some pictures I took. Thinking of adding thin layer over stamped concrete over current patio

Do you have any plans for the patio or coping?

My aggregate definitely hurts and was either overexposed or the weather has taken its toll and removed a lot of the concrete between the stones. My pool was build around 1982, so the plaster, coping, tile and deck are all original. I'm just replacing the tile and plaster. I am thinking of selling my house soon and I would never expect to get the costs back.

I've subscribed to your thread and will be interested in how well it turns out.

Ok, I am reading over my startup instructions and I'm in the process of shopping for supplies that I will need.

I'm supposed to add a sequestering agent. I've never used sequestering agents. I've read that I need a HEDP, but shopping online and I very few of the pics have the back of the label listing the ingredients.

1. What brand/type should I use? Links to amazon products appreciated.
2. How much do I need to add? I need to know how much to buy.

Thanks!

Hi,

Here is the product I would recommend but you may be able to find it elsewhere for less money:

https://www.amazon.com/EasyCare-70064-Startup-Tec-Startup-Treatment/dp/B003YJGGKW/ref=sr_1_1?ie=UTF8&qid=1498248653&sr=8-1&keywords=startup+tec

or

https://www.amazon.com/EasyCare-22064-BeauTec-Cleaner-Bottle/dp/B003YJGGEI/ref=sr_1_1?ie=UTF8&qid=1498249328&sr=8-1&keywords=beautec

Sunplay has it for less:

EasyCare Startup-Tec | New Pool Start-Up Treatment

or

EasyCare Beautec - Pool Scale and Stain Controller

I buy the stuff by the pallet so that price seems awfully high to me but what do I know???

Startup sequestrants serve a much greater purpose than dealing with iron in fill water. Calcium is actually a metal and you will have a ton of it with a new cementitious surface that you do not want to form scale (calcium carbonate or much worse calcium silicate). It really is cheap insurance that should be used on all startups. I even use one of these while filling an AquaBright pool even though theoretically there shouldn't be any calcium scaling issues with an inert surface.

You'll need 3-4 bottles of Startup Tec or 2 bottles of Beautec for a pool your size.

I know u only asked about the tiles but the coping looks very dated - it might be food for thought to consider doing something with it. A beautiful pool will sell a house ...just my .05

I do like the blue seas rustic blue and if there is no additional cost of colored plaster, I would do that rather than plain white - nothing fsays updated and snazzy than colored plaster ...

Remodel 1980s A&S Pool Northern Virginia

Around here pools don't always add value as our swim season is short and many folks in D.C. Metro area have demanding jobs and the added maintenance of a pool can be a turn off. I would never get back the money it would take to replace the coping. I may not see the cost of re tile and plaster but it was in bad shape and would take longer to sell.
