Running your sheers on a daily basis is a highly overlooked task. Totally agree with this reco...I run mine 30 min daily (probably too long, but it also looks nice during the day).

Well, TX isn't structured for winter: No salt, no plows and certainly not the power to withstand low temps for this long. If this becomes more of a thing, then yes, it would be a 'Thursday'.:)

I put tarps over my equip pad and in-floor cleaner manifolds (they are behind my pool) AND added a halogen lamp underneath for added heat. So far, so good, but my pool is mostly inground and still surviving....Unfortunately, one of my neighbors is going to have a rough week:

We looked at Kool Deck and, for the maintenance reason, we went to Sun Dek. Yeah, the latter is hotter, but I just tell folks to wear sandals during the super hot days. Not having to resurface my (really large) deck was enough to justify other options.

I would go with the micro brites as they use a standard screw-in niche. Lights will fail at some point and you will have the option of using another mfr. when it happens.

That is crazy expensive.... BTW, If you're going to do this incrementally....try to stub out as many utilities as you can (elec, gas, water, etc), so adding other features later (like firepit) will be much cheaper.

Welcome to TFP! That's pretty comparable to Austin prices.....all the limestone starting at about 1' into the ground. Are you doing a firepit/cabana, too?
