New Construction (fiberglass) - Chicago, city proper

I think there seems to be a common theme among a lot of the builds on here, yours included, there are PBs out there that can put together a great package, start the project, do some really good work along the way, and then go missing for a while, or become "irritated" that you would dare ask any questions or want updates. Looks like your PB has done some good work, but it gets frustrating during, and now especially towards the end, with the lack of communication.

I guess this is not limited to the PB world, but with as busy as they are all now, they are probably over commiting to things, and trying to juggle too much at once. I watch a lot of the under construction threads, just to learn how to navigate the build process, ask the right questions, know what to look out for, and be a better informed customer along the way. You may not even realize, your frustrations probably help out a lot of people looking to do the same thing. It probably doesn't make the frustrations go away you are dealing with now, but I've seen a lot of threads go like this towards the finish line and turn out do great in the end...... slowly but surely as you said!

My pool builder must have had burning ears because apparently they’re coming today to do an acid wash. I am praying this results in a better looking patio. Keeping my fingers crossed.

7/29/2020 update:
Team came to acid wash the patio. Huge difference with the joints! Freaking out much less.
Auto cover apparently is on back order.
So now we are waiting on delivery of 4 inches of topsoil, then mulch.
Then we can get the decorative ”barrier” fence in front of the equipment and in front of the AC units.
Then finish staining the fence, replace the fence in the back.
Already bought a Japanese maple to put in the back of the lot.
Slowly but surely...

Only wrench might be passing inspection. Com Ed came out to connect our electric to the higher location at our house... but the belly of the line to the water’s edge is only 21 feet... code is 22.5 feet... my partner thinks the city inspector won’t care... of course I think it’s likely to be a problem.

Does look like a nice change, and glad to hear you freaking out has calmed down. Sucks to hear about the auto cover. Hopefully it comes in before the temps start to drop at night so you can keep some of that heat in.

One thing about the Japanese Maple. I have one in my front yard, and the really cold Chicago winter winds can do a number on it. Technically, it should do fine in our climate, but they seem to be sensitive to the heavy, cold winds for sure. I lost a good chunk of it during the "polar vortex", but it has bounced back. It's a good looking tree for sure, but doesn't always do well in our region if placed wrong.

Can't wait for more updates along the way. Lots of things going on still.

I definitely hear what you are saying about the Japanese maples. They can be finicky. We had one at our old house — it actually did quite well and grew to be a very beautiful tree. It was not in full sun and this one won’t be either. So we shall see.

I am definitely looking forward to this project being over! Here we are going on 3 1/2 months.

7/31/2020 and 8/1/2020 updates:

Got topsoil and mulch. Planted the Japanese maple. Some of the furniture arrived. Getting string lights installed. Loving how it’s all coming together.
Ignore the pool equipment, will have a fence in front of it!

Dog is loving it!

9/21/2020 update:
Crew came out and installed the auto cover... unfortunately they measured wrong and it was one foot too large... luckily it wasn’t SO large that it couldn’t be installed. Anyway, they’ve ordered a new cover and hopefully it won’t take 12-16 weeks (which is what our PB says the lead time on covers is).

We originally went with the charcoal but asked the PB to order gray instead as it will blend in a bit more. The charcoal just seemed to stand out to us. So maybe it was a blessing in disguise.

Also the deck jets were installed. We like the feature - not while in the pool or pool patio but probably will be nice ambiance when we’re on the house patio entertaining.

The patio crew hasn’t set the stepper pavers inbetween the patios. That still needs to be done.

We set a closing date of 10/27/2020... But we are getting daily use of the pool and are ecstatic with that.

Having issues with staining of the stone... have tried a number of cleaning solutions but it’s not really lightening up. I started a separate thread on this.

I’ll post pics when I can get around to it!

Can't wait for the updated pics! I found myself going back to the start of this build and it was as interesting of a read now as is was back when you started.

I'm just guessing that the cover will likely be a spring installation with the way the backorders have been. I remember reading you thought you would have the cover just after the 4th of July, and we are now about two months out. Not trying to remind you of what you already know to be obvious, just thinking with a closing scheduled for 10/27, they may close up the pool with the auto cover you have now, and install the new one in the spring. Hopefully not, but are you planning for this possibility?

We aren’t sure what we are going to do. Need to talk to the PB. We have a winter cover that we bought too. Might make dealing with things easier this winter to use the autocover we aren’t going to use. Can’t go wrong either way I imagine.

Really nice. What r in the pots? Annuals? Perennials?
Thank you!
I put foxtail ferns in. Our landscaper just threw the smoke bushes in the pots too - we are going to move them to the front yard. Haven’t quite finished them yet! Also growing some peppers in another couple pots. 😎

Landscaping is finally done. Only have a couple of punchlist items. We need the correct size auto cover and a couple of gray deck jet covers. Otherwise, consider this two year and nine months project complete!

Thanks Avenger, we are in the final stages of finishing up ourselves over here. Had my PB out to finish up extending the patio, and working on landscaping and punch list items myself. I know the feeling of a build that stretches out so long, hoping when I'm done I can post comparable results as your space. Pretty cool to look back at the first couple posts and see what you had to what is there now.

It truly has been a journey. Our expectations have been exceeded, despite several very stressful moments!
Looking forward to seeing your final pics!

Good afternoon! Fired this baby up today in Chicago. It’s 41 degrees! Love keeping this plunge pool open 8 months/year. Our 4th season (including the beginning build season). Looking forward to posting more pics of the growing landscaping once spring arrives! It’s been an oasis in the urban jungle.
