Hi there Jav :wave: Welcome to TFP.... you've come to the right place, for sure!

I see that your proposed pretty pool is more a soaking pool than swimming.

A couple of problems I see offhand is the Globrite lights. Really bad choice. They fail routinely after about 3 years and cost an arm and a leg to replace. Worse yet- you can't just put a different bulb in there. The Globrite has this annoying propitiatory niche. So save yourself a mess of grief and get the Microbrite by Pentair instead. Much better set up.

Next, if that list "sweep stub" is for a sweep that requires the use of a booster pump to run, well.. you'll get better cleaning and save a ton on electricity by getting a robot. We can advise you on the best ones later. A robot uses nothing more than a 110v outlet.

Any robot or sweep may have areas around all those stools to get stuck around. You may need to manually sweep around them to get any dust and debris into circulation to get picked up by either the filter or robot.

Lastly I would suggest you check out the Pentair 3hp Variable Speed pump and the package that includes a Salt Water Chlorine System and automation. @Jimrahbe can advise you on specifics. You can ditch that chlorine puck container too.

Others may see other issues so stay tuned. ;)

I find it odd that you're going to spend a billion bucks on a pool and they did not include an automation system. :scratch:

Ask your builder about an automation system. You really don't want to have to go out and adjust valves and manually turn things on and off. An automation system will allow you to do all that from your phone or from your PC. You can run schedules to have things automatically turn on and off. It will seamlessly switch your system between the pool mode and spa mode.

I am a big robot cleaner fan, but in your case, they would not work well as you have too many stools and tables. I am not sure than any cleaner will work well in your pool. I am not a fan of in-floor cleaning systems at all, but again, in your case an IFCS might be the best option, for your design and location.

In my opinion, saltwater pools are the only way to chlorinate a pool. Saltwater pools make keeping your pool sanitized, clear and algae free very easy to do.

Do you really need 6 bar stools? If you eliminate the 3 on the right you'll have more "play area" in the main pool. Obviously it's a personal preference. You may also consider shortening the -20" T.O.B. "step" on the south end to free up more space.

I would add glass "toe tiles" to all steps, shelves and benches for look and safety.

Agree that is seems odd to build a pool with no automation in 2022, especially with a spa and water feature(s). You absolutely want a salt water chlorine generator (SWG).

The steps down to the sunken area are different on the rendering and plan, make sure you get the steps you want.

Thank you for calling out the Globrites. I submitted the request to change. Also did some reading on Salt Water Chlorine System and automation. Thinking of going that route as it's better for the skin as well :)

Is the automation system called "Screen Logic?" If so, I do have that in my proposal. Is there something missing in the plans that should reference this piece?

I figured we will definitely have to do some sweeping around those bar stools :/

We are a family of 7, so we figured the more seating by the sunken area the better. Plus we like to entertain. You're right, I might actually remove the extra -20" T.O.B. "step". Doesn't really serve a purpose just more aesthetic.

Yes, I changed the steps last minute as I didn't want an entire wall lost on just steps. I added some electrical instead for the Traeger grill.

Wow! A family of 7?! Are you sure with all those folks someone might want to swim....? Kids love to compete in swim races .
Your pool design doesn't really allow for any real swimming.

I'm sorry to be a Debby Downer, but I just don't want you to late regret anything.

ScreenLogic is an add on for an EasyTouch automation system. ScreenLogic allows you to use your phone or PC to control the EasyTouch which in turn controls the pool.

I have three pools, and they all have EasyTouch automation, IntelliFlo pumps, as well as IC40 Salt Systems. They work great!! But... if I were to build a new pool today, it would have the newer IntelliCenter automation. The EasyTouch/ScreenLogic is like an old black rotary phone, while the IntelliCenter is like a new iPhone, color and touch screen. Both work, but for just about the same price you get a more modern system.

There are many things that look 'cool' but make running a pool much harder.

Stools and tables in a pool, look cool, but make it harder for a cleaner to do its job.

Your three-sided spillover spa looks cool, but it will force you to run your pump at pretty close to full speed to move enough water for the spillover to work well. Otherwise, water will just dribble over the edge.

I am not saying you should change anything, just trying to set expectations.

Thank you. Yes, I am aware. Most of the features are more for aesthetic than functionality, which I'm ok with. But thank you for pointing it out. It's all good information to consider. I actually decided to remove the bar stools and purchase removable ledge lounge bar stools instead. :)
