Hello,

I've been a member for several years and have used this forum many times for its excellent advice, but have never posted. This year I am looking for some advice.

In March of this year, I noticed a 3" wide band of plaster surface damage, all the way around the pool at the winter water line, which is a couple inches below the returns. The plaster surface damage also extends to one entry step that was at the waterline. I contacted my pool builder, and was told they would be out to look at it. My pool builder is also the one who opens and closes my pool. Normally they would be out, mid-April to open the pool, but they have not been out yet, and are not responding to my messages.

With the warn weather we have experienced lately, I now have a green swamp (with some plaster damage). I can open the pool myself, and clear up the algae, but am concerned about the grit from the flaked-off plaster going through the pump and filter.

Any advise would be most appreciated.
Thanks!

If the PB closed the pool, then don’t open it yourself if you’re hoping to get the PB to cover the plaster damage. They may balk anyway and just say it was Mother Nature and they’re not at fault. But if you open the pool yourself, you give them the perfect excuse to blame you for the issues and refuse to cover the damage. Right now the market is so hot that they have plenty of customers to keep them busy. Losing you as a customer wouldn’t hurt them one bit.

If they won’t cover the damage but offer to repair it at cost to you, then you have an incentive to shop around and get other quotes. But it sounds like freeze damage affected the plaster so anything to fix it is going to be a patch at best.

How old is the plaster?

What type of pool cleaner do you have?

You have good baskets in your skimmer and pump?

Post some pics of the damaged areas.

How large are the chips and flakes?

The pool was new and plastered in October 2017, so about 4-1/2 years old.
The pool is cleaned with a DOLPHIN Explorer E30 Robotic Pool Cleaner.
Baskets in the skimmer and pump are good, but the particles are small enough that they would go through.
I have attached the photo that I sent the BP back in March. This is what I scooped off of the entry step in March.
The step is much worse than the sides, and it's just the one step. The sides are more of an intemittent spalling.
I will take a few more pictures this evening.
Thanks!
