Hey y'all we are finally taking the plunge and building our first pool! Very excited about starting the process but just want another set of eyes to ensure we aren't missing something. Thanks we mentioned that at one point to our PB...he said he does that vac for all his pools but I think I'm going to ask again.

Ours was the same way, even when there wasn't a booster being bought they plumbed. Since the pipe trench is there, they put in the pipe and just cap it at the equipment pad. Will always have the option.

Might need to gently remind your PB it's your pool, not his. A lot of PBs think they know best and ignore/downplay the desires of their customers.
 
Natural Flagstone Coping
I would look into a different coping as not all flagstone is created equal and some of it can flake off over time. Now if you can get to the stone yard to pick out which stone you get for your pool then that could work. Just pick and poke it to make sure it is not going to flake off.

Make sure this includes GOOD valves (many brands but look for rebuildable and such) and unions on either side of all equipment.

-have them put a hose bib by the equipment pad as well as a light by it also.

Make sure they do an overflow as well. To me that is more important than the auto fill especially with the rain TX can get.

Have you priced this out with other companies? I would to make sure you are getting the best price.

Make sure it is rated for at least double the size of your pool as this will help save you on your power bill down the road as it means you will not have to run the pump as much.

Water depth-make sure it is WATER depth which is from the floor to the middle of skimmer opening as some people say depth and mean from the floor to the coping.

Thanks for the info Kim,

PB mentioned going to a few places to pick out tile and stone based on what they have in stock...not sure where the places are but will follow up. Is there a different stone recommended for coping? Will make sure we get good Jandy valves as well. We already have a light and hose bib on that side of the house but good thinking. There is overfill and auto fill lines, made sure of that. We got three bids on the screen and they were all within 1k. Pool should be 10k gal so the POC1400 is rated for 40k, should be good there. I've had my eye on the Dolphin CC so I'll gently make sure we get that, not the vac. Really good note about the water depth, never would have thought of that!

Thanks again to everyone for the helpful notes and comments. We tried to do our research before bidding but as always missed some things.

One thing to add that was free for us was Umbrella holes or sleeves. The only trick is knowing where to put them. In the sun shelf it's easy (smack dab in the middle) but in other places you kinda have to know where you want your umbrellas. It costs the builder nothing to push 1.5" PVC down about a foot and put a cap on it (has a screw top to prevent water seeping in). Our builder said "as many or as few as you want just point and we will do it".

Place the furniture in where you most likely will keep it and mark a spot. The builder just makes the hole after they pour concrete (before the Cool Deck).
 
Well we were making great progress the last few days till the rain. PB wants to pump out in morning and gunite in afternoon...we'll see.
 
LOL, well you *wanted a pool* ...right?

Sometimes if at your stage and heavy rains expected the PB will do a thin layer of gunnite to "hold" the walls in place until the big job comes.
Careful what you wish for huh! lol

There wasn't time to flash but luckily no harm to the walls. It is pumped out now, some clean up going on now. Gunite is rescheduled to tomorrow morning (4/27)
 
Sorry, lost track! We have made a ton of progress! The rains only cause one day of delay. No damage or anything, so we got lucky! Hopefully that keeps going. I'll try to stay up-to-date as we move along.
