New Owner Build - North Sacramento

Hi Everyone-

We are located just north of Sacramento, CA, and have decided to go owner build on our pool.

We’ve submitted engineering (pooleng.com) and plans to our small town’s building department, and have gone back and forth with them over what they require. The plans have now been approved by the town engineer and are with the environmental health and safety folks. I’ve got a call in to them to see how far we are from approval. This part of the process has taken longer than we anticipated

We have a couple of friends who have gone the owner build route, and who have provided us with lists of subcontractors.
I’m posting our plans and photos of our yard to gather feedback from a knowledgeable group of pool owners, which you all certainly qualify as!

The basics: Pool is 20’ x 42’ I want a diving pool and my husband wants more shallow area, so we have compromised (such is marriage!) with 19’ of length (with depth gradually moving from 3.5’ to 4.5’) then 11’ where depth increases from 4.5’ to 8’, then 12’ where the depth stays at 8’. Hopefully the drawing attached are clear on that.


We want to do a SWG pool, maybe one day add solar heating, would love to add an automated cover but I’m pretty sure that is out of the budget. Pool equipment will be next to the house, but near the kitchen/garage and not near any bedrooms. We are on 2 ½ acres so we are not close to neighbors. I’ve attached some pictures of the backyard and the plans. The orange pylons are where we want to put the pool, we will remove the black iron fencing.

Welcome to TFP... A great place to learn all about how to build a swimming pool..

I got married in Sacramento about 52 years ago... But I won't hold that against you... :)

I suggest that you add at least two more returns.. Two is just not enough.

In my personal opinion, a SWCG pool is the only way to go... To generate the amount of chlorine you need you will have to run your pump for a relatively long time, so I recommend a variable speed pump which you can run at a low speed for next to nothing.

Also make sure any SWCG you buy is at least 2 X the volume of your pool.. This is because they are rate when running at 100% output and 24/7..

-returns-you will want more than 2 returns to help move the water to keep it clean.

I LOVE, LOVE, LOVE your design! It will have something for everyone! Well done.

I see you will have alarms on the doors? How about the windows?

Do you have any children? ages if you do.

Do you have your equipment list yet? Do you want us to go over it for you?

Hi Everyone - thanks for the welcome!

Where would you suggest we put the additional returns? To the side of the skimmers? We saw one pool that had angled returns so the water would keep moving around the pool in one direction - can anyone recommend those? Or to stay away from those?

Also, should we have one return just for the step area - seems like that might be a dead water area with little circulation?

We have three boys, one aged 12 (going on 40 from an attitude standpoint) and twins age 8. All are on the swim team and are good swimmers. We are not required to put alarms on our windows, so we don't plan on doing that. We will have 5' fencing around the backyard to keep out stray animals, at least a few of them. We are in a rural area where kids are not roaming around, so I'm not that concerned with kids from the neighborhood wandering in.

My pool equipment list is pretty basic thus far:

Pentair Intelliflo 3 HP VS Pump #011018
Pentair Clean and Clear Plus 520 cartridge filter #160332
Pentair Easy Touch Control System with IC60 Chlorine Generator #521150
Pentair ScreenLogic Interface and Wireless Connection Kit #522104

I know we'll need at least two lights (but probably nothing too fancy), and we want an automatic fill system, and a robot. I need to do a bit more research on these items.

Diana,

I would add two returns opposite from the returns in your drawing and about three feet from the skimmers. The whole point is to make the water swirl like a very, very slow toilet bowl when you flush it.. Each return should have an "eyeball" head that allows you to adjust the direction of the water. The exact placement is not critical as long as they are somewhat spaced around the pool..

Hi all-
Thought I’d post an update.

Things have been moving at lightening speed here!

On Monday March 11th excavation was done. 3 ½ ft to 8 ft. I got in the pool and walked around it and was initially very unhappy because the pool was not really dug to our plans, they didn’t’ provide enough flat area in the deep end – so after a long day of digging the guy got back in his excavator and dug out quite a bit more. We walked it again and it was much better – I do want my deep end!


Tuesday March 12th plumbing.


Wednesday March 13th steel. Benches looked short and we brought to their attention before shooting gunite.


Thursday March 14th inspection – passed!
Friday March 15th gunite. So glad we were here on gunite day as the benches were not as long as we drew them in the plan and we made sure they were extended to the length that we wanted. We’ve walked the pool now that the gunite is drying and it feels right.






They have also done backfill, and we are watering.


I picked out this tile, NPT lightwaves blue, for waterline and step markers. I do like the bling. They will be installing those on Saturday, unless it rains.

I'm not sure if you have seen my pool build thread but our pools are very similar. You may want to take a look for some laughs at my expense, as you go through the process. The link is in my signature.

Enjoy the process if you can! It can be fun. I didn't OB but was very involved. The PB might say too involved.

An autocover would have set you back $12-15K+ for your pool. So yes, they often bust budgets and get nixed.

Now is also a good time to ask what test kit you will get from them. Let us know so we can fill in any gaps.

I LOVE your BLING tile!!! Look at the mastic they will be using. The different colors will really influence the finial look in the end. You can get some paint chip cards and a white sheet of paper. Take them all outside by the pool. Put the tiles on the different color and see what you like the best. Next ask for their grout sticks to help you pick out your grout color. White will make each tile stand out. Grays will help them blend together. Both look good but some like this or that.
