I began using this site in 2014 when I had my first pool built. I went from knowing nothing about pools to knowing a few things. I’ve since sold that home and moved into a newly constructed home. I enjoy doing things myself and learning, especially TFP methods. Ever since I purchased this home, when it was a dirt lot, I planned on going the owner build route. My backyard is just dirt, nothing has been done yet. I purchased the monthly rights to pool studio and created my own design. I’ve had 4 pool builders come out and provide bids, using my design. My intent was to hopefully get a killer deal and use a builder. I didn’t expect that to happen, but I also wanted an idea of how much a builder would charge so that I have some kind of comparison on the savings if I went with owner build.

I research things to the point I get headaches, loose sleep and am completely consumed in what I’m researching. I only made appointments with builders who had excellent reviews. Anyway, three of the builders all bid $85,000 for the pool / spa only (consistent pricing was not expected). This did not include any decking / retaining walls / garden walls. Including everything in my design (except for landscaping), the three wanted between $124k - $135k.

The fourth builder’s designer called an hour after our appointment and said he had to reschedule. I told him not to bother coming back and that I was going to leave a review for the company noting my disappointment. He called the next day and said the owner wants my business in an attempt to avoid getting a negative review. He ensured I would be getting the best deal possible because the business owner sees his reviews as advertisement and wants my business in an attempt to receive a positive review. I had nothing to lose so the designer came the next day. I showed him my plans and after a 2 days, I received their bid.

The pool / spa came out to $59,500. Everything else (except landscaping) is $25,500. Total $85,500.
Pool is 43 x 16 / 20,500 gallons
Spa is 12 x 8 / 1,260 gallons
The following is included in price. I picked the equipment myself and had them write the model numbers on the contract. I chose the equipment based on numerous posts from this site. I’m open for any suggestions:

Depth 3 ½ / 7 / 4 ½
(2) Baja steps
Stonescapes mini pebble
Autofill
(6) spa returns
(4) pool returns
(2) skimmers
Precast coping (They offered travertine / flagstone / pour in place / marble). We like the clean look of precast.
2 ½” suction / 2” returns.
(5) Pentair microbrite led color changing lights (4 pool / 1 spa)
Intellicenter i8PS IC40 (Upgrading to IC60 included in price of pool)
Pentair Quad DE 100 (No backwash valve)
Pentair 3 hp 011018
Pentair Master temp HD 460805 (I’ve seen many recommend Raypak but OCD says keep it all the same)
Although they are adding a suction for a vacuum, I will be using a Robot vacuum.

I am open to criticism on all aspects of the design and equipment.

Few questions I have are:
1. Where to place pool returns and is 4 enough?
2. Is a looped return line important? All 4 builders said they have never done that.
3. Should I just use the included standard eyeball returns or are there better options?
4. Suction and return lines. Are 2 ½" and 2" okay? Or should I go to 3" and 2 ½"? What size for spa lines?
5. Are drains required? All 4 builders think it's weird I’m considering not installing drains, they don't know if they are required. I have seen posts from members who did not install drains.

Before signing our contract, wife and I wanted to meet the owner of the company as well as our foreman. We drove to their office, met with staff and we felt very good about signing with them. We went over the contract with the owner. He thought it was weird I wanted all model numbers of the equipment in the contract, but they added it. I have been meaning to post this for some time, I just knew it would be lengthy for my first post ever. My apologies for the novel and appreciate any feedback. The covered patio in the photos is existing.

those are insane CA prices

i have had at least 4 different norcal builders tell me adding a spa is 15k by itself. A pool and no spa with similar equipment start at 70k here (and those are the deals...not average price).

if you did your background research on the quality of this builder i would say them being late was the best thing to happen to you
 
One of the high bids was from my previous builder whom we really liked. He called me a few days after I signed my contract. I emailed them the contract and they said everything looked in order and that I got a killer deal which they could not come close to. He added that they are a rival company and the owner was just “sticking it” to my previous builder.

To clarify, my bid does not include landscaping or the stone on the retaining walls.

I feel fortunate to have found a deal. Sometimes I think it’s too good to be true. But I think I covered my bases in the contract.

Do you have a detailed drawing showing everything like benches and such? I think I see a bench by the spa but am not sure.

Your depths-why did you pick them? Just trying to get into your head.

Any kids? ages?

Returns and Skimmers-I will work on that when you share the detailed drawing of the pool. I don't think 4 returns will be enough. I think you will want a return on each shelf so that only leaves 2 for the pool part.

Shelves-how deep?

When you say "looped return" do you mean in the spa or the pool?

Drains-the requirement for drains is IF you have a drain it must be non-entrapment with dual drains and covers. This is not always understood by PB. You can look up the rules for you area to make sure you have all of the info for YOUR area to share with them.

Thanks for the replies!

I'm open about the depths. 4 kids 15, 14, 12, 9. We are all tall and excellent swimmers. Play a lot of games like keep away, 3 flies up. Like the idea of two shallow(ish) ends. Reason for the 4 1/2 was so there is not such a steep decline to the 7' deep end. I'm open to suggestions, only have one shot to do it right.

Shelves...12" good???

Looped returns for the pool...I know the spa will have them.

Okay here are my thoughts on the 7' depth. You and I both KNOW the kids (and you LOL) will be jumping off of the spa so 7' might be enough for that. I would make sure the slopes from both shallow ends are not in "jumpable" areas for safety.

Shelf depth-do you see chairs or loungers on the shelves? Now think about if you want your bottom or back in the water while on the chair or lounger? Use this train of thought for the depth. If it will just be a sitting on the shelf are then how deep do you think you would want your body in the water?

Returns-no need for a looped system. I would not have all of them on one valve though so you can have more control over the flow of them. We will work on this when you get your pretty badge.

Now for a fun game for you and the kids. Look up Watermelon Ball! One of the best pool toys/games out there!

So, ideally I would like an 8' deep pool like my previous pool. Went to 7' to avoid such a steep slope from shallow to deep. And yeah, the spa is our jumping platform. Sounds like you know a little about pools!

I misunderstood when you asked about shelf depth. I get it now. And no, we will not be putting any loungers or chairs on them. We wanted them the size of our previous pool. More for sitting. I don't care for them, but they are utilized by extended family who like to cool off, but not necessarily get completely in the pool.

Thanks for the feedback regarding the looped system as well as the suggestion regarding the valves, I'm glad I asked. I feel better getting opinions from those with more experience who are not affiliated with my pool builder.

I checked out watermelon ball on youtube. It's in my amazon cart now!

Here is the construction markup...hopefully I could get advice on return locations and how many I should have. The two skimmers flank the autofill which are all on the part of the decking which protrudes out from the corner of the patio.
Also, any suggestions on return fittings for pool and spa?

Okay here ya go! Note that I moved one skimmer. I understand why they were both where they were but that leaves that side where I put the new skimmer with out any way to get the stuff moving towards the skimmers.

The reason for the return placements is so they can help move the stuff off the benches and into the skimmers.

Got it! Thanks Roy! So those lines are steps............that does make that skimmer a no go there for sure. So back to your placement for the skimmers.

I would flip where I put the return and the original placement of the skimmer OR put the skimmer right by those steps on the right. That would allow that skimmer to catch stuff from that side of the pool.
