I am used to treating algae in PA with a vinyl liner. I now have a house in FL with a cement pool. It has gotten black spots that appear to have actually eaten into the cement. How do I correct this issue?

My local pool store recommends the CH level to be on the higher side in order to protect me heater. Any truth to this?

Will the CYA or Calcium Hardness level ever go down naturally? Is replacing the water the only way to achieve that goal?

Per the chart I'd need to reach a 31 chlorine level to slam. My CYA is 80. Probably not realistic. There is no visible algae growth. Is it safe to swim in?
